Telangana Housing Board to Launch Affordable Apartments in Warangal; LIG Flats from ₹19.20 Lakh
Warangal: In a major boost to affordable housing, the Telangana government is set to launch a new apartment project through the Telangana Housing Board, targeting low-, middle-, and high-income groups. The project will be developed within the Kakatiya Urban Development Authority (KUDA) limits of Warangal district.
Under the leadership of Chief Minister Revanth Reddy, the state government aims to provide quality apartments at affordable prices, complementing the existing Indiramma Housing Scheme for economically weaker sections.
700 Flats in Phase-1 on 10 Acres
The Housing Board owns around 25 acres of land in Warangal, of which 10 acres will be developed in the first phase. Officials have proposed the construction of 700 apartments in G+5 or G+6 floor structures, covering a total built-up area of approximately 7.15 lakh square feet.

Earlier Housing Board projects developed under joint venture models in areas like Gachibowli, Kukatpally, and Khammam received overwhelming responses, with thousands of applications for limited flats. Encouraged by this demand, the Housing Board is now planning self-developed housing projects, ensuring both revenue for the government and quality homes for buyers.
Affordable Housing Policy in the Pipeline
The Telangana government is also working on a new Affordable Housing Policy. Once implemented, the Housing Board will construct residential complexes across the state wherever government land is available.
The Warangal project will be executed in two phases:

After the Detailed Project Report (DPR) receives government approval, an official notification will be issued, inviting applications from eligible applicants.

Telangana Housing Board to Allot LIG Flats in Gachibowli, Warangal and Khammam via Lottery

The Telangana Housing Board (TGHB) has announced the sale of 339 Lower Income Group (LIG) residential flats in Gachibowli, Warangal and Khammam, offering what it described as a one-time opportunity for eligible families to own homes at affordable prices.
According to a notification issued on December 18, 2025, the flats will be allotted through a transparent lottery system to applicants who meet the prescribed eligibility criteria and deposit the required earnest money of ₹1 lakh.
The flats are being offered on an “Notification” basis, and applicants have been advised to inspect the units before applying. TGHB officials said the initiative is aimed at promoting affordable housing for the Lower Income Group, with eligibility capped at a monthly income of ₹50,000.
Locations and prices
In Gachibowli, flats developed by Ramky Infrastructure Pvt. Ltd. and Vasantha Projects Ltd. are on offer, with plinth areas ranging from around 480 to 637 sq ft. Prices for these units range between ₹26.4 lakh and ₹36.2 lakh, depending on size and developer.
In Warangal, Ramky Infrastructure has constructed LIG flats across three blocks at Ramky Enclave. The flats, with plinth areas between 558 and 609 sq ft, are priced between ₹19.6 lakh and ₹21.35 lakh.
In Khammam, Suprabath Infrastructure and Projects Pvt. Ltd. has developed 126 LIG flats across four blocks at Sri Ram Hills. Each unit has a plinth area of 450 sq ft and is priced at ₹11.25 lakh, making it the most affordable among the three locations.

Application and lottery schedule
Applicants are required to submit their applications along with the ₹1 lakh token advance through MeeSeva centres or designated TGHB offices by January 3, 2026 which is refundable.

Eligibility and conditions
Applicants must not own a house, flat or plot in their name or in the name of immediate family members in the city where they are applying. A five-year lock-in period will apply after allotment, during which sale, lease or transfer of the flat will not be permitted. Beneficiaries will also be required to reside in the allotted unit.
TGHB officials said all flats have a clear and encumbrance-free title, and are located in developed areas with good road connectivity and civic infrastructure.

TS Housing Board to Auction Commercial Plots in Chandanagar & Karimnagar on Dec 16th –17th
The Telangana State Housing Board TGHB has issued a notification for the e-auction of vacant commercial plots located in Chandanagar (Hyderabad) and Karimnagar. The online auctions will be conducted on December 16 and 17, respectively.
In Chandanagar, three plots measuring 2,593 sq yards, 1,809 sq yards, and 2,716 sq yards will go under the hammer on December 16. On December 17, 4,335 sq yards and 3,025 sq yards commercial land parcels in Karimnagar will be auctioned.
The base price has been fixed at ₹40,000 per sq yard for the Chandanagar plots and ₹30,000 per sq yard for the plots in Karimnagar.
A pre-bid meeting will be held on December 9 at the Housing Board Head Office in Himayatnagar, Hyderabad. Managing Director V.P. Gautam urged prospective bidders to complete their online registration on or before December 15 to participate in the auction.
The Housing Board expects a strong response owing to the commercial potential of the locations.

Telangana government to sell government lands once again Hyderabad - TGIIC has issued a notification to auction 4,718.22 square yards of government land located in Knowledge City under Raidurg in Serilingampalli mandal of Rangareddy district. The TGIIC notification has fixed a reserve price of Rs. 3,10,000 per yard. The e-auction will be held on November 11th from 3 pm to 6 pm.

The Telangana Housing Board (TGHB) will conduct property e-auctions next week for 100 residential and commercial plots across Hyderabad and other districts.
On October 6, 2025, 22 residential plots and flats in Chintal (Quthbullarpur) and Bachupally-including 18 MIG/HIG plots and 4 flats-will go under the auction.

Hyderabad: The State Housing Board has announced the auction of vacant government lands across various municipalities, including areas under the GHMC limits, starting October 6.
According to an official release, 22 residential plots and flats located in Chintal and Nizampet–Bachupally will be offered through a public auction. Additionally, four commercial plots in KPHB Colony will be auctioned through e-auction on October 7 and 8.
In total, 6,549 sq. yards of land in Phases 1 and 2, along with plots measuring 2,420 sq. yards, 2,397 sq. yards, and 726 sq. yards, will go under the hammer on Tuesday.
A 1,148 sq. yard commercial plot in Nampally will also be auctioned on October 8. Furthermore, commercial lands measuring 10,890 sq. m in Chintal, and 13,503 sq. m, 5,953.20 sq. m, and 3,630 sq. m in Raviryala, Maheshwaram mandal, will be sold through e-auction on October 9 and 10.

The Telangana State Industrial Infrastructure Corporation (TSIIC) released a statement regarding the auction of 18.67 acres of land in Survey No. 83/1 of Rayadurgam Pan Makta village, Serilingampally Mandal, Rayadurgam.
