Hyderabad Set for Mega HMDA Auction: 103 Plots Up for Sale, Prices Reach ₹100 Crore per Acre

Hyderabad, September 2025 – The Hyderabad Metropolitan Development Authority (HMDA) is gearing up for a massive land auction, putting 103 prime plots under the hammer through an online e-auction to be held from September 17 to 19, 2025.

The auction is expected to draw strong investor interest as land prices in Hyderabad’s prime corridors have touched ₹100 crore per acre in past auctions at locations such as Kokapet and Neopolis.

Auction Schedule

  • September 17: 12 plots at Turkayamjal

  • September 18: 70 plots at Bachupally

  • September 19: 11 plots in Ranga Reddy & Medchal districts

HMDA officials have already conducted pre-bid meetings to brief potential buyers on auction procedures, pricing, and upcoming development projects around these plots.

Price Range & Payment Terms

  • Upset Price (Reserve Price): ₹65,000 to ₹1.20 lakh per square yard, depending on location.

  • Initial Payment: Successful bidders must pay 25% of the plot cost immediately after the auction.

  • Balance Payment: The remaining 75% must be cleared within the stipulated timeline in one or more installments as per HMDA’s guidelines.

Why the Auction is Significant

  • All plots come with clear titles and approved layouts, making them safe investments.

  • Areas like Turkayamjal and Bachupally are witnessing rapid growth with the presence of IT parks, multinational companies, and commercial hubs, which is likely to push land prices higher.

  • For HMDA, which has been facing financial pressure, this auction is expected to generate substantial revenue.

Past Success of HMDA Auctions

HMDA has previously sold land parcels in Uppal Bhagayath, Kokapet, Budvel, Tellapur, Keesara, and Pratap Singaram, with record-breaking prices. In Kokapet-Neopolis layouts, prices skyrocketed to nearly ₹100 crore per acre, setting new benchmarks for Hyderabad’s real estate market.

Investor Outlook

Real estate experts expect this round of auctions to attract builders, corporates, and high-net-worth individuals, given the strong growth potential of these localities. With IT expansion and upcoming infrastructure projects, plots offered in this auction are likely to fetch competitive bids.
