In a major boost to affordable housing, the Telangana government, through the Telangana Rajiv Swagruha Corporation Limited (TGRSCL), has announced the sale of ready-to-occupy flats at Bandlaguda and Pocharam townships through a public lottery system.
As per Notification No. 15/TGRSCL/EM/Lottery/Flats/2026 dated January 21, 2026, the flats will be sold on an “as is where is” basis to eligible applicants willing to pay an Earnest Money Deposit (EMD) or token advance. The move aims to make quality housing accessible to middle-income and lower-middle-income families in Hyderabad’s fast-growing suburbs.
Applicants can submit their EMD through Mee Seva centres via RTGS, NEFT, net banking or demand draft in favour of the Managing Director, TGRSCL, payable at Hyderabad.

The lotteries will be conducted at Sadbhavana Township in Pocharam and streamed live on YouTube. The live links have been provided by the corporation for public transparency.
The last date for submission of EMD is January 31, 2026, by 5 pm.
According to TGRSCL officials, the income limit for applicants has been fixed at ₹35,000 per month for 1 BHK flats, while for 2 BHK flats, the monthly income should be between ₹35,000 and ₹50,000. Applicants and their family members must not own a house or plot within GHMC limits and only one application per family will be permitted.
A mandatory lock-in period of five years has been imposed, during which the property cannot be transferred.
Officials said the projects enjoy clear titles and are free from encumbrances, being fully owned by the Telangana government. The Bandlaguda project is located near the Inner Ring Road and Nagole Metro station, while the Pocharam township is close to Infosys SEZ, Raheja Mindspace and the Outer Ring Road.
With prices significantly lower than comparable private housing projects in the same zones, the Rajiv Swagruha flats are expected to attract strong public response.

According to an official notification issued by TGRSCL flats under the Unfinished Towers 2025 category will be disposed of through an open sale process starting February 25 2026 The scheme is expected to benefit middle income homebuyers looking for affordable housing options in Hyderabad and surrounding areas

The notification lists two categories of three bedroom flats located in prime residential zones
Under Category A02 three bedroom flats with sizes ranging from 1470 sq ft to 1606 sq ft will be offered A total of 120 flats are available in this segment with a built up area of 178845 sq ft The indicative price has been fixed at 29.51 crores with provision for two car parking slots
Category B05 comprises three bedroom flats measuring between 1150 sq ft and 1232 sq ft In this segment 112 flats are on offer with a total built up area of 131964 sq ft The price has been fixed at 26.33 crores with two car parking spaces
Applications will be accepted till February 25 2026 and allotment will begin from 11 30 am onwards The flats will be sold on an As Is Where Is basis and applicants have been advised to inspect the properties before applying Registration and stamp duty charges will be borne by the purchasers
Officials said the move was intended to bring unfinished housing stock into the market and unlock public investment while increasing the supply of urban housing

Hyderabad: In a major boost for aspiring homeowners, the Telangana Rajiv Swagruha Corporation has announced the auction of 137 residential plots across key locations in Hyderabad through a public bidding process.
The plots, located in Torrur (Ranga Reddy district), Bahadurpally (Medchal–Malkajgiri) and Kurmalguda near Shamshabad Airport, will be auctioned on February 7 and 8, said corporation managing director V P Gautham.
He said the layouts are fully developed with basic infrastructure and clear titles, making them ideal for immediate construction. “The upset price has been fixed between ₹20,000 and ₹30,000 per square yard, which is significantly lower than prevailing market rates,” he added.

At Torrur in Rangareddy district, a total of 105 plots measuring between 200 and 500 square yards will be auctioned. The upset price has been fixed at Rs 25,000 per sq. yard, with an earnest money deposit (EMD) of Rs 2 lakh. Interested bidders can pay the EMD up to February 6, 2026, 5 pm, while the auction will be held on February 7 from 10.30 am to 5 pm and on February 8 from 10.30 am to 1.30 pm.
At Bahadurpally in Medchal–Malkajgiri district, 12 plots sized between 200 and 1,000 square yards will be put under the hammer. The upset price for corner plots is Rs 30,000 per sq. yard, while other plots are priced at Rs 27,000 per sq. yard. The EMD for this location is Rs 3 lakh, payable up to February 7, 2026, 5 pm. The auction will take place on February 8, 2026, between 2 pm and 3 pm.
Meanwhile, at Kurmulguda in Rangareddy district, 20 plots measuring 200 to 300 square yards will be auctioned with an upset price of Rs 20,000 per sq. yard. The EMD has been set at Rs 2 lakh, with the last date for payment being February 7, 2026, 5 pm. The auction will be conducted on February 8, 2026, from 3 pm onwards.

The minimum bid increment for all plots has been fixed at Rs 500 per sq. yard. The EMD can be paid through RTGS/NEFT or Demand Draft, drawn in favour of the Managing Director, TGRSCL, Hyderabad.
TGRSCL officials According to the Corporation’s Managing Director, Sri V. P. Gautham - said all the plots are 100% encumbrance-free, with clear titles owned by the Telangana Rajiv Swagruha Corporation Ltd. The plots are located in well-developed areas with good road connectivity.
Torrur is located close to the Outer Ring Road (ORR) and the Adibatla IT Corridor, Bahadurpally lies adjacent to the ORR, while Kurmulguda is near the Rajiv Gandhi International Airport (RGIA), RCI and the ORR, making them attractive for both end-users and investors.
