The Government of Telangana is preparing to auction a significant inventory of unsold flats, partially constructed towers, and open plots under the Rajiv Swagruha and Housing Board schemes. This move is part of a broader financial strategy to mobilize funds for future housing and urban development projects across the state.
The decision follows a proposal submitted by the Housing Department, led by Secretary Jyothi Budda Prakash, and Housing Board Commissioner VP Gautam. The Cabinet sub-committee on resource mobilization has approved the plan. The idea is to raise funds by liquidating dormant real estate assets and reinvesting the proceeds into affordable housing schemes, especially in areas around the Outer Ring Road (ORR) and other developing districts.
The notification for the public auction is expected to be issued by June 20, 2025. Preparations are already underway to ensure smooth conduct of the e-auction process.
The properties fall into two main categories:
Locations include:
Gajularamaram
Pocharam
Khammam (Polepally)
These areas house several partially constructed towers, each containing 100 to 150 flats. These tower units will be auctioned as a whole, ideal for bulk buyers, developers, or institutions interested in affordable housing investments.
Locations spread across four prime zones will see the auction of clear-title vacant lands that are suitable for immediate development. These plots are expected to attract small builders, individual investors, and commercial property seekers.
Clear Title: All properties to be auctioned are free of legal disputes.
Good Location: Sites are located in urban and semi-urban belts with existing infrastructure.
Affordable Pricing: Flats and plots are expected to be priced reasonably to attract end-users and investors.
Bulk Buying Option: Developers can acquire entire towers in one go for redevelopment or resale.
This is a rare opportunity for:
Homebuyers looking for affordable flats in Hyderabad and nearby cities
Real estate developers wanting to invest in ready-to-complete towers
Institutional buyers exploring bulk acquisition of residential units
Investors targeting open plots in appreciating zones
Government housing partners and CSR housing projects
Proceeds from these auctions will be redirected into:
Launching new affordable housing projects
Expanding housing initiatives around the ORR region
Supporting development in district headquarters and tier-2 cities
This is aligned with the government’s plan to ensure housing accessibility for the general public and to revitalize stalled projects under the Rajiv Swagruha initiative.
With thousands of flats lying unsold and land parcels underutilized, this auction marks a significant step toward resource optimization and public welfare. Interested individuals and institutions are advised to stay tuned for the official notification by June 20 and be ready to participate in the upcoming e-auction process.
