Telangana Rajiv Swagruha Corporation Announces Open Plot Auction in Ranga Reddy and Medchal Districts
Hyderabad, November 5, 2025:
The Telangana Rajiv Swagruha Corporation Limited (TGRSCL), under the Government of Telangana, has announced an opportunity for the public to own *encumbrance-free open plots* through an open auction. The official notification (No. 42/TGRSCL/EM/Open Plots/2025) was released on November 5, 2025.
Open Plots Available in Prime Locations
The auction includes residential plots located in **Torrur**, *Bahadurpally**, and Kurmaguda, spread across the districts of **Ranga Reddy** and **Medchal-Malkajgiri**. These plots are situated in fully developed areas with excellent connectivity to major infrastructure corridors such as the Outer Ring Road (ORR), Adibatla IT Corridor, RGI Airport, and RCI.
Torrur (Ranga Reddy District):
A total of 125 plots measuring between *200 to 500 sq. yards* will be auctioned at an upset price of *₹25,000 per sq. yard*, with a minimum bid increment of ₹500. The Earnest Money Deposit (EMD) for participation is ₹2,00,000.
Bahadurpally (Medchal-Malkajgiri District):
The site offers *13 plots* ranging from *200 to 1000 sq. yards*. Corner plots are priced at **₹30,000 per sq. yard**, while other plots start at *₹27,000 per sq. yard*. The minimum bid increment is ₹500, and the EMD amount is ₹3,00,000.
Kurmaguda (Ranga Reddy District):
*25 plots* measuring between 200 to 300 sq. yards are up for auction at an upset price of *₹20,000 per sq. yard*, with a ₹500 bid increment and ₹2,00,000 EMD.
Auction and EMD Payment Schedule
The last date for EMD submission is November 15, 2025, up to 5:00 PM. The auction dates are scheduled as follows:
Torrur: November 17-18, 2025 (10:30 AM to 5:00 PM and 10:30 AM to 1:30 PM)
Bahadurpally and Kurmaguda:November 18, 2025 (2:00 PM to 3:00 PM)
The auction will be conducted at Avika Convention beside Tara Convention, ORR Exit No. 11, Pedda Amberpet, Hyderabad - 501505.

హైదరాబాద్: మేడ్చల్-మల్కాజిగిరి జిల్లాలోని జవహర్ నగర్‌లో ఉన్న రాజీవ్ స్వగృహ టవర్లను విక్రయించాలని రాజీవ్ స్వగృహ కార్పొరేషన్ నిర్ణయించింది. మొత్తం 47 ఎకరాల విస్తీర్ణంలో 17 టవర్లలో కలిపి 2,856 ఫ్లాట్లు ఉన్నాయి. వీటిలో 840 ట్రిపుల్ బెడ్‌రూమ్ డీలక్స్, 840 ట్రిపుల్ బెడ్‌రూమ్, 336 డబుల్ బెడ్‌రూమ్, 840 సింగిల్ బెడ్‌రూమ్ ఫ్లాట్లు ఉండగా, అదనంగా 19 ఎకరాల ఖాళీ స్థలం కూడా ఉంది.
రేవంత్ ప్రభుత్వ అతి పెద్ద నిర్ణయం తీసుకుంది. రాష్ట్రంలో ఇప్పటివరకు ఎన్నడూ చూడని విధంగా, ఒకేసారి 2,856 ఫ్లాట్లను వేలంకి సిద్దం చేస్తున్నారు. ఈ ఫ్లాట్లు మొత్తం 17 టవర్లలో నిర్మించబడ్డాయి. వీటిలో ట్రిపుల్ బెడ్రూం డీలక్స్, 3BHK, 2BHK, 1BHK ఫ్లాట్లు ఉన్నాయి. టవర్లతోపాటు, ఖాళీ స్థలం కూడా వేలం కోసం ఉంచబడింది.

ఉదాహరణకు, కూకట్‌పల్లి‌లోని 7.8 ఎకరాల స్థలం గోద్రెజ్ ప్రాపర్టీస్ రూ.547 కోట్లకు కొనుగోలు చేసింది. పోచారం, బండ్లగూడలో ఖాళీ ఫ్లాట్లను కూడా అమ్మారు. గాజులరామారం, పోచారంలోని టవర్లకు ఈ నెల 25న లాటరీ నిర్వహించనున్నారు. ఖమ్మం, హైదరాబాద్ ప్రాంతాల్లోని టవర్లను కూడా వేలం చేయగా, ఉద్యోగులు వాటిని రూ.87.41 కోట్లకు కొనుగోలు చేశారు.
ఇతర కంపెనీలు, సంఘాలు కూడా వేర్వేరు టవర్లను కొనుగోలు చేస్తున్నాయి. ఉదాహరణకు, గాయత్రి ఎడ్యుకేషనల్ సొసైటీ, NTPC ఉద్యోగుల అసోసియేషన్, FCI ఉద్యోగుల అసోసియేషన్ కలిసి పోచారం లోని మూడు టవర్లను రూ.70.11 కోట్లకు కొనుగోలు చేశారు.
తాజాగా హౌసింగ్ బోర్డు రంగారెడ్డి, మేడ్చల్ జిల్లాల్లోని కమర్షియల్ ప్లాట్ల వేలానికి నోటిఫికేషన్ జారీ చేసింది. ఈ వేలంలో పాల్గొనాలనుకునేవారు అక్టోబర్ 8, 9 తేదీల్లో MSTC పోర్టల్ ద్వారా రిజిస్టర్ చేయాలి. గజానికి ఫీజు రూ.2,500 గా నిర్ణయించారు. హౌసింగ్ బోర్డు ఎండీ వి. పి. గౌతమ్ ప్రకటించినట్లుగా, అక్టోబర్ 9, 10 తేదీల్లో ఆన్‌లైన్ వేలం నిర్వహించబడనుంది.
క్రొత్త కమర్షియల్ ప్లాట్ల వివరాలు:
మేడ్చల్, చింతల్‌లో 2.25 ఎకరాల ప్లాట్: గజానికి రూ.72,000
చింతల్‌లో 3,388 గజాల ప్లాట్: గజానికి రూ.60,000
హైదరాబాద్ నగరానికి సమీపంలోని పోచారం (మెడ్చల్-మల్కాజగిరి జిల్లా)లో నిర్మించిన రాజీవ్ స్వగృహ-సద్భావన టౌన్‌షిప్లో ఇంకా ఫ్లాట్లు అందుబాటులో ఉన్నాయి.
30 ఎకరాల విస్తీర్ణంలో నిర్మించిన ఈ గేటెడ్ కమ్యూనిటీలో మొత్తం 19 టవర్లు, 1650 ఫ్లాట్లు ఉన్నాయి. ఇప్పటి వరకు 1328 ఫ్లాట్లు విక్రయించబడగా, ప్రస్తుతం 322 ఫ్లాట్లు మాత్రమే మిగిలి ఉన్నాయి.

In a significant development under the Rajiv Swagruha housing initiative, 401 affordable flats have been successfully allotted across Hyderabad, specifically in Pocharam and Bandlaguda. These units were sold below market rates under a no-profit-no-loss model, generating approximately ₹78 crore in revenue for the government.
The selection process, initiated after a July 4 government notification, was conducted through a lottery system. While most flats in Pocharam received single applications, a few units, like a 3BHK flat, attracted up to 69 applicants.
