హైదరాబాద్: మేడ్చల్–మల్కాజిగిరి జిల్లాలోని జవహర్ నగర్‌లో ఉన్న రాజీవ్ స్వగృహ టవర్లను విక్రయించాలని రాజీవ్ స్వగృహ కార్పొరేషన్ నిర్ణయించింది. మొత్తం 47 ఎకరాల విస్తీర్ణంలో 17 టవర్లలో కలిపి 2,856 ఫ్లాట్లు ఉన్నాయి. వీటిలో 840 ట్రిపుల్ బెడ్‌రూమ్ డీలక్స్, 840 ట్రిపుల్ బెడ్‌రూమ్, 336 డబుల్ బెడ్‌రూమ్, 840 సింగిల్ బెడ్‌రూమ్ ఫ్లాట్లు ఉండగా, అదనంగా 19 ఎకరాల ఖాళీ స్థలం కూడా ఉంది.
రేవంత్ ప్రభుత్వ అతి పెద్ద నిర్ణయం తీసుకుంది. రాష్ట్రంలో ఇప్పటివరకు ఎన్నడూ చూడని విధంగా, ఒకేసారి 2,856 ఫ్లాట్లను వేలంకి సిద్దం చేస్తున్నారు. ఈ ఫ్లాట్లు మొత్తం 17 టవర్లలో నిర్మించబడ్డాయి. వీటిలో ట్రిపుల్ బెడ్రూం డీలక్స్, 3BHK, 2BHK, 1BHK ఫ్లాట్లు ఉన్నాయి. టవర్లతోపాటు, ఖాళీ స్థలం కూడా వేలం కోసం ఉంచబడింది.
మొత్తం 47 ఎకరాల్లో ఈ ప్రాజెక్ట్ విస్తరించింది, ఇందులో 19 ఎకరాల ఖాళీ భూమి కూడా ఉంది. ప్రభుత్వం ఈ 17 టవర్లు మరియు ఖాళీ భూమి కలిపి సుమారు 550 కోట్లుకి అమ్మడానికి సిద్ధంగా ఉంది. ఈ అమ్మకాన్ని ఒక్కో ఫ్లాట్ విడిగా కాకుండా, ఒకసారి గుంపుగా చేపట్టాలని నిర్ణయించారు. అంటే, ఒక కంపెనీ మొత్తం టవర్లను కొనుగోలు చేసి, తరువాత ఫ్లాట్లను వేర్వేరు అమ్మే విధంగా ఉంటుంది.

గత ఏడాదిన్నర కాలంగా ప్రభుత్వం కమర్షియల్ ప్లాట్లు, రాజీవ్ స్వగృహ టవర్లు, హౌసింగ్ బోర్డు ఖాళీ స్థలాలు వేలం చేస్తోంది. ఈ వేలం ద్వారా వచ్చే నిధులు ఇందిరమ్మ ఇళ్ల పథకానికి ఉపయోగపడతాయి.
ఉదాహరణకు, కూకట్‌పల్లి‌లోని 7.8 ఎకరాల స్థలం గోద్రెజ్ ప్రాపర్టీస్ రూ.547 కోట్లకు కొనుగోలు చేసింది. పోచారం, బండ్లగూడలో ఖాళీ ఫ్లాట్లను కూడా అమ్మారు. గాజులరామారం, పోచారంలోని టవర్లకు ఈ నెల 25న లాటరీ నిర్వహించనున్నారు. ఖమ్మం, హైదరాబాద్ ప్రాంతాల్లోని టవర్లను కూడా వేలం చేయగా, ఉద్యోగులు వాటిని రూ.87.41 కోట్లకు కొనుగోలు చేశారు.
ఇతర కంపెనీలు, సంఘాలు కూడా వేర్వేరు టవర్లను కొనుగోలు చేస్తున్నాయి. ఉదాహరణకు, గాయత్రి ఎడ్యుకేషనల్ సొసైటీ, NTPC ఉద్యోగుల అసోసియేషన్, FCI ఉద్యోగుల అసోసియేషన్ కలిసి పోచారం లోని మూడు టవర్లను రూ.70.11 కోట్లకు కొనుగోలు చేశారు.
తాజాగా హౌసింగ్ బోర్డు రంగారెడ్డి, మేడ్చల్ జిల్లాల్లోని కమర్షియల్ ప్లాట్ల వేలానికి నోటిఫికేషన్ జారీ చేసింది. ఈ వేలంలో పాల్గొనాలనుకునేవారు అక్టోబర్ 8, 9 తేదీల్లో MSTC పోర్టల్ ద్వారా రిజిస్టర్ చేయాలి. గజానికి ఫీజు రూ.2,500 గా నిర్ణయించారు. హౌసింగ్ బోర్డు ఎండీ వి. పి. గౌతమ్ ప్రకటించినట్లుగా, అక్టోబర్ 9, 10 తేదీల్లో ఆన్‌లైన్ వేలం నిర్వహించబడనుంది.

30 ఎకరాల విస్తీర్ణంలో నిర్మించిన ఈ గేటెడ్ కమ్యూనిటీలో మొత్తం 19 టవర్లు, 1650 ఫ్లాట్లు ఉన్నాయి. ఇప్పటి వరకు 1328 ఫ్లాట్లు విక్రయించబడగా, ప్రస్తుతం 322 ఫ్లాట్లు మాత్రమే మిగిలి ఉన్నాయి.

In a significant development under the Rajiv Swagruha housing initiative, 401 affordable flats have been successfully allotted across Hyderabad, specifically in Pocharam and Bandlaguda. These units were sold below market rates under a no-profit-no-loss model, generating approximately ₹78 crore in revenue for the government.
The selection process, initiated after a July 4 government notification, was conducted through a lottery system. While most flats in Pocharam received single applications, a few units, like a 3BHK flat, attracted up to 69 applicants.
Unsuccessful applicants from Bandlaguda were given a second opportunity to apply for flats in Pocharam. Given the strong demand, the government has extended the deadline for 1BHK and 2BHK applications till August 8.
According to Managing Director V.P. Gautham, the remaining units will now be allotted on a first-come, first-served basis.
An open auction is now scheduled for the unsold flats, offering a new opportunity for interested buyers. The auction will be conducted across three key locations in the outskirts of Hyderabad:
Kurmalguda: 20 flats to be auctioned on August 4
Bahadurpally: 69 flats to be auctioned on August 5
Thorrur: 100 flats to be auctioned on August 6
All units listed for auction are over 200 sq. ft., and this move is expected to further boost transparency and revenue recovery for the housing scheme.

The Government of Telangana is preparing to auction a significant inventory of unsold flats, partially constructed towers, and open plots under the Rajiv Swagruha and Housing Board schemes. This move is part of a broader financial strategy to mobilize funds for future housing and urban development projects across the state.
The decision follows a proposal submitted by the Housing Department, led by Secretary Jyothi Budda Prakash, and Housing Board Commissioner VP Gautam. The Cabinet sub-committee on resource mobilization has approved the plan. The idea is to raise funds by liquidating dormant real estate assets and reinvesting the proceeds into affordable housing schemes, especially in areas around the Outer Ring Road (ORR) and other developing districts.
The notification for the public auction is expected to be issued by June 20, 2025. Preparations are already underway to ensure smooth conduct of the e-auction process.
