Telangana Housing Board Auction 2026: Hyderabad Plots, Land, Shop and Office Space Up for Auction on August 25

Hyderabad: The Telangana Housing Board (THB) has announced an open public auction for multiple residential and commercial properties in Hyderabad , including land parcels, a commercial plot, an office accommodation and a shop. The auction will be held on August 25, 2026, from 11:30 AM at the Telangana Housing Board's Gruhakalpa premises, M.J. Road, Nampally, Hyderabad .

The properties are located in Sultan Bazar-Ramkote, Baghlingampally and Santhosh Nagar . The auction will be conducted on an "as is where is" basis. If August 25 is declared a holiday or the auction cannot be held due to unforeseen circumstances, it will be conducted on the immediately succeeding working day.

The auction includes five properties with different commercial and institutional uses. The reserve, or upset, prices range from Rs 21 lakh to Rs 1.50 lakh per square yard , depending on the property.

The official auction schedule lists the Sultan Bazar plot at Rs 1.50 lakh per sq yard , the Baghlingampally land at Rs 50,000 per sq yard , and the Santhosh Nagar land at Rs 70,000 per sq yard .

Sultan Bazar Commercial Plot

Telangana Housing Board Auction 2026: EMD and Payment Rules

Interested bidders must deposit an Earnest Money Deposit (EMD) of Rs 2 lakh through online MeeSeva . The receipt must be submitted to the Auction Officer on or before 11:45 AM on the auction day . EMD will not be accepted in cash or by cheque.

The successful bidder must pay 25% of the bid amount, after adjustment of the EMD, along with auction expenses equal to 1% of the bid amount, within five days of the auction . Failure to make this payment within the prescribed period will result in cancellation of the auction and forfeiture of the EMD.

After confirmation of the auction, the remaining 75% of the bid amount is payable within 30 days without interest. An alternative payment period of up to 60 days is permitted with 12% annual interest , subject to the conditions specified in the auction terms.

If the balance amount is not paid within 90 days, the EMD and initial 25% deposit plus 1% auction expenses may be forfeited . A further 60-day extension may be granted at the discretion of the competent authority, with 18% annual interest from the 91st day.

2% Rebate on Early Payment

The auction terms provide a 2% rebate on the total bid amount if the entire sale consideration is paid within 30 days from the date of the auction .

All payments towards the property are required to be made through the designated Virtual Account (Virtual ID) created by Kotak Mahindra Bank under the Telangana Housing Board's collection arrangement. Payments made in cash, by cheque or to any other account will not be recognised.

Auction Will Be Subject to Confirmation

Winning the highest bid does not automatically confer ownership rights on the bidder. The auction is subject to confirmation by the Vice-Chairman and Housing Commissioner, Telangana Housing Board , who has the authority to accept or reject bids and cancel the auction.

Legal ownership will arise only after the auction is confirmed, the required balance payment is made and the Sale Deed is executed and registered , followed by handing over of physical possession.

Buyers Must Conduct Due Diligence

The Telangana Housing Board has clearly applied the Caveat Emptor, or "Buyer Beware", clause to the auction.

Properties are being offered strictly on an "as is where is" basis. Prospective bidders are responsible for independently checking the title, area, boundaries, location, access, zoning, land use, encumbrances, litigation, statutory compliances and suitability of the property before bidding.

The Board has also advised bidders to inspect the properties and verify the relevant records before participating. Site plans and property plans are available for inspection at the office of the Executive Engineer (Housing), South Division, Telangana Housing Board, Hyderabad, as well as at the auction venue.

Minimum Bid Increment

The minimum bid increment has been fixed at Rs 2,000 for land parcels and Rs 10,000 for the Baghlingampally office accommodation and shop .

The Board will not accept a single bid. The auction will be cancelled if a minimum of three valid bids are not received. The auction may also be cancelled in case of suspected collusion, syndicate formation, obstruction or any activity that affects a free and transparent bidding process.
