TN Housing Board Opens FCFS Booking for 1,212 Flats and Plots in 6 Cities

TNHB to sell 1,101 plots and 113 flats across Tamil Nadu; bookings open from Feb 9

CHENNAI: The Tamil Nadu Housing Board (TNHB) has announced the outright sale of 1,101 residential plots and 113 flats across key cities and towns in the state, including Chennai, Erode, Trichy, Salem, Dharmapuri and Vellore. The allotment will be done through an online First Come First Serve (FCFS) system, as per Notification No. 01/2026 dated January 29, 2026.

The housing board said the scheme is open to applicants from Economically Weaker Sections (EWS) to High Income Groups (HIG), with bookings to be accepted only through the official TNHB portals.

Massive plot sale in Erode, Trichy, Dharmapuri and Salem

Under the first phase, TNHB will offer 1,101 residential plots across multiple locations in western and central Tamil Nadu. Online booking will begin at 10 am on February 9 and close on March 31, 2026.

Plot sizes range between 344 sq ft and 3,487 sq ft, catering to applicants from Economically Weaker Sections (EWS) to High Income Groups (HIG).

Indicative Plot Pricing

Erode (Muthampalayam Phases II, V, VII & VIII)
Plots range from 473 sq ft to 2,952 sq ft, with prices starting from ₹7 lakh and going up to ₹58 lakh depending on size and phase.

Tiruchirappalli (Navalpattu & Valavanthankottai)
EWS plots start at around ₹1 lakh, while larger HIG plots can cost up to ₹40 lakh.

Dharmapuri (Harur SMT)
Plots are priced between ₹3 lakh and ₹25 lakh.

Salem (Edappadi Phase III)
MIG and HIG plots are priced roughly between ₹15 lakh and ₹69 lakh.

Eligibility Criteria

Applicants must meet the following conditions:

  • Must be a native of Tamil Nadu

  • Minimum 21 years of age

  • Should not own any house, flat or plot previously allotted by TNHB in their name, spouse’s name or minor children’s name

Applicants from higher income groups can apply for lower category units except EWS.

Online Booking and Payment Process

Interested buyers must apply online through the official TNHB portals.

Once a plot or flat is selected, applicants will receive a 20-minute booking window to complete payment.

Applicants must pay:

  • 10% of the property cost (initial payment)

  • Application fee

  • Registration fee

Payments can be made through internet banking, debit card or IMPS. The remaining 90% of the property cost must be paid within 90 days of allotment.

  • February 9, 2026: Plot booking opens

  • February 12, 2026: Flat booking opens
