CHENNAI: The Tamil Nadu Housing Board (TNHB) has announced the outright sale of 1,101 residential plots and 113 flats across key cities and towns in the state, including Chennai, Erode, Trichy, Salem, Dharmapuri and Vellore. The allotment will be done through an online First Come First Serve (FCFS) system, as per Notification No. 01/2026 dated January 29, 2026.
The housing board said the scheme is open to applicants from Economically Weaker Sections (EWS) to High Income Groups (HIG), with bookings to be accepted only through the official TNHB portals.
Under the first phase, TNHB will offer 1,101 residential plots across multiple locations in western and central Tamil Nadu. Online booking will begin at 10 am on February 9 and close on March 31, 2026.

Key locations and indicative pricing:
Erode (Muthampalayam Phases II, V, VII & VIII):
Plot sizes range from 473 sq ft to 2,952 sq ft, with prices starting from around ₹7 lakh (LIG) and going up to ₹58 lakh (MIG/HIG) depending on phase and size.
Trichy (Navalpattu & Valavanthankottai):
Offers a mix of EWS plots starting at about ₹1 lakh, LIG and MIG units, with HIG plots priced up to ₹40 lakh.
Dharmapuri (Harur SMT):
Plots available in the range of ₹3 lakh to ₹25 lakh.
Salem (Edapaddi Phase III):
MIG and HIG plots are priced between ₹15 lakh and ₹69 lakh, depending on extent and category.
The plots are spread across multiple layouts and phases, with extents ranging from 344 sq ft to 3,487 sq ft, as per TNHB data.
TNHB will also sell 113 ready-to-occupy flats in Chennai and Vellore, with bookings opening from 10 am on February 12, 2026.
Highlights:
Chennai – Nolambur (60 MSB):
HIG flats priced between ₹1.15 crore and ₹1.20 crore; MIG flats priced around ₹77 lakh to ₹80 lakh.
Chennai – Mogappair East (40 MSB):
HIG flats priced between ₹72 lakh and ₹88 lakh.
Sholinganallur:
LIG flats priced around ₹17–18 lakh, while MIG units are priced around ₹61–62 lakh.
Vellore (Phase V):
HIG flats priced between ₹43 lakh and ₹46 lakh.
The flats range in size from 444 sq ft to 1,321 sq ft.
Applicants must:
Be a native of Tamil Nadu
Be 21 years or older
Not own any house, flat or plot previously allotted by TNHB in their name, spouse’s name or minor children’s name
Monthly income limits:
EWS: Below ₹25,000
LIG: ₹25,001 to ₹50,000
MIG: ₹50,001 to ₹70,000
HIG: Above ₹70,000
Applicants from higher income groups may opt for lower-category units (except EWS), subject to TNHB norms.
