The Tamil Nadu Housing Board (TNHB) has announced Phase-VII of its residential plot scheme in Tirunelveli district, offering a major opportunity for homebuyers and investors. Under this scheme, 859 residential plots will be made available across multiple income categories including EWS, LIG, MIG, and HIG.
The development spans approximately 1184 acres, with plot sizes ranging from 242 sq.ft to 5015 sq.ft, making it suitable for buyers with different budget levels.
The scheme includes plots distributed across four income groups. The HIG category has the highest number of premium plots, while the EWS category provides affordable housing options for economically weaker sections.
HIG (High Income Group): 260 plots
MIG (Middle Income Group): 120 plots
LIG (Low Income Group): 97 plots
EWS (Economically Weaker Section): 382 plots
Plot sizes vary significantly across categories, ensuring availability for both small residential houses and large independent homes.
According to the scheme details, the plot sizes and estimated price ranges are:
HIG: 1107 – 5015 sq.ft | ₹34 lakh to ₹1.56 crore
MIG: 1118 – 3091 sq.ft | ₹34 lakh to ₹96 lakh
LIG: 503 – 1422 sq.ft | ₹14 lakh to ₹42 lakh
EWS: 242 – 700 sq.ft | ₹6 lakh to ₹20 lakh
These pricing ranges make the project attractive for both first-time homebuyers and property investors in Tirunelveli.
Applicants who receive allotment must pay 10% of the plot cost as the initial deposit. The payment can be made through Internet Banking, Debit Card, or IMPS within 15 days of allotment confirmation.
After paying the initial deposit, buyers must pay the remaining 90% of the plot cost within 90 days through the official payment system of the Tamil Nadu Housing Board. Failure to complete the payment within the stipulated time may result in cancellation of allotment.
The housing board has also announced that applicants who previously registered but did not receive allotment will be given priority in this Phase-VII scheme, ensuring fair opportunities for earlier applicants.
