The Tamil Nadu Housing Board (TNHB) has announced the launch of Phase VII Housing Scheme in Tirunelveli district, offering a total of 859 residential plots across multiple income categories. The newly developed layout spreads over approximately 1184 grounds, with plot sizes ranging from 242 sq.ft to 5015 sq.ft, catering to buyers from economically weaker sections to high-income groups.
Under the scheme, TNHB has allocated plots as follows:
HIG (High Income Group): 260 plots
MIG (Middle Income Group): 120 plots
LIG (Low Income Group): 97 plots
EWS (Economically Weaker Section): 382 plots
The EWS category has received the highest allocation in this phase, reflecting a focus on affordable housing.
The plot sizes and approximate price ranges are:
HIG: 1107 – 5015 sq.ft | ₹34 lakh – ₹1.56 crore
MIG: 1118 – 3091 sq.ft | ₹34 lakh – ₹96 lakh
LIG: 503 – 1422 sq.ft | ₹14 lakh – ₹42 lakh
EWS: 242 – 700 sq.ft | ₹6 lakh – ₹20 lakh

Applicants must pay 10% of the total plot cost as an initial deposit at the time of booking.
The application process will be conducted entirely online, with separate start and closing dates for each category.

Applications submitted after the deadline will not be considered.
The 10% initial deposit must be paid through online modes such as Internet Banking, Debit Card, or IMPS. After registration, applicants are required to complete the initial payment within 15 days. The remaining 90% of the plot cost must be paid within 90 days from the date of allotment confirmation. Failure to adhere to the payment schedule may lead to cancellation.
The Phase VII launch is expected to enhance residential plot availability in Tirunelveli and provide structured opportunities for buyers across income groups. With transparent online procedures and category-wise scheduling, TNHB aims to streamline allotments and improve access to planned residential development in the district.
