New Delhi: The Delhi Development Authority (DDA) has announced the launch of DDA Janta Awaas Yojana Phase II 2026, offering 209 Economically Weaker Section (EWS) flats at Rohtak Road near the Jakhira Flyover in New Delhi.
According to the DDA circular dated September 24, 2026, the flats are part of the Pragati 1 Group Housing Project, developed by M/s DLF Urban Pvt. Ltd. The flats will be allotted through an online computerised draw of lots.
The registration process will begin on October 7, 2026, while the last date to apply is December 7, 2026. The draw of flats is scheduled to be held on December 15, 2026.

The DDA is offering 209 EWS flats in the Pragati 1 Group Housing Project on Rohtak Road, close to the Jakhira Flyover.
The approximate plinth area of the flats ranges from 61.48 sq m to 62.77 sq m, including common areas. The circular separately mentions 7.08 sq m of scooter parking.
The tentative price range is ₹34.86 lakh to ₹35.50 lakh, excluding GST.
DDA has clarified that the actual demand amount will depend on the individual plinth area of each flat. Therefore, the final price may vary from flat to flat.
Applicants should keep the following dates in mind:
September 30, 2026: Detailed scheme brochure to be made available on the DDA website.
October 7, 2026: Online registration begins.
December 7, 2026: Last date for registration.
December 15, 2026: Computerised draw of flats.
The registration period will therefore remain open for approximately two months.
The DDA circular specifies the eligibility conditions for applicants.
The applicant must be an Indian citizen and must have completed 18 years of age by the last date of registration.
Importantly, DDA has stated that there is no restriction on owning land or a built-up property in Delhi for this scheme.
The applicant's family income, as specified by DDA, must not exceed ₹10 lakh per annum.
For a married applicant, family income includes the income of the applicant and his or her spouse.
Applicants must produce a valid annual family income certificate/EWS certificate issued by the competent authority, such as the concerned SDM, Tehsildar or other authorised issuing authority. The certificate must be issued on or before the last date of registration.
Applicants must have a valid Permanent Account Number (PAN) allotted under the Income Tax Act and must mention the PAN in the application form.
The applicant must also provide details of a savings bank account held in the applicant's own name.
DDA has also advised applicants who intend to include a co-allottee to preferably add the co-allottee at the time of submitting the application rather than at a later stage.
The DDA circular allows joint applicants in specified circumstances, but the co-applicant must fall within the family definition prescribed under the scheme.
For the purpose of the scheme, family includes the applicant's parents, blood relatives, spouse or unmarried children, subject to the applicable provisions.
For applications under reserved categories such as SC/ST, Persons with Benchmark Disabilities (Divyangjan) and ex-servicemen, DDA has specified additional conditions regarding the applicant and joint applicant.
The flats will not be allotted on a first-come, first-served basis.
All eligible applicants will be considered through a computerised draw based on a random-number technique.
The draw will be conducted online in the presence of independent observers and a sample group of applicants. DDA has also stated that the draw will be web-streamed.
If some flats remain unallotted, DDA may invite applications again from eligible applicants and conduct another draw for the remaining flats.
Applicants will have to pay a ₹2,500 registration amount to participate in the scheme.
The amount will be paid online and is non-refundable.
Applicants who are already registered with DDA will still have to register specifically for DDA Janta Awaas Yojana Phase II 2026 to participate in the draw.
Interested applicants can apply online through the official DDA platforms.
Applicants will have to visit the DDA website or its e-services portal and create their login credentials using their PAN and other required details.
After logging in, applicants will have to select DDA Janta Awaas Yojana Phase II 2026, complete the application process and pay the ₹2,500 non-refundable registration fee online.
The detailed scheme brochure is scheduled to be available on September 30, 2026. Applicants should carefully check the final brochure and scheme conditions before submitting their applications.
The 209 flats under this scheme are EWS flats, and eligibility is linked to the income limit prescribed by DDA.
The quoted price of ₹34.86 lakh to ₹35.50 lakh is tentative and excludes GST. Since DDA will issue the demand letter based on the actual plinth area of an individual flat, applicants should not assume that every flat will have exactly the same final price.
Applicants should also ensure that their EWS/family income certificate is valid and issued on or before December 7, 2026, the last date of registration.
The scheme is based on a computerised draw, meaning submitting an application does not guarantee allotment.
