Lucknow Development Authority to Acquire 10.79 Hectares of Land in Bakshi Ka Talab for Naimish Nagar Housing Project
Lucknow, Feb 14, 2026: The Lucknow Development Authority (LDA) has initiated the process to purchase 10.79 hectares (26.6626 acres) of land in Kodari Bhauli village, Bakshi Ka Talab tehsil, for the development of the proposed Naimish Nagar Residential Scheme under the Chief Minister Urban Expansion Scheme.
The decision follows Government Order No. 3099/335/2024 dated August 8, 2024, issued by the Housing and Urban Planning Department of the Uttar Pradesh government, and a resolution passed in the 184th Board Meeting of LDA held on March 27, 2025.
According to officials, a committee constituted under the chairmanship of the District Magistrate, Lucknow, has fixed the compensation rate at ₹125 crore per hectare. Based on this rate, the land is being acquired through mutual consent from landowners.
The land to be acquired is located in Kodari Bhauli village, Bakshi Ka Talab tehsil, under Lucknow district. The total area of 10.7900 hectares includes the following plots:

Officials said the land is permanently required for the planned and systematic development of the proposed Naimish Nagar Residential Scheme (Bakshi Ka Talab) by the LDA. The project is part of the state government’s broader push to expand urban housing infrastructure on the outskirts of the city.

The Uttar Pradesh government has sanctioned ₹750 crore for two new residential projects under the Lucknow Development Authority — Naimish Nagar (Sitapur Road) and Varun Vihar (near Agra Expressway).
The Lucknow Development Authority (LDA) has issued an important public notice regarding the proposed Naimish Nagar Residential Scheme in the Bakshi Ka Talab tehsil area of Lucknow district. The land acquisition is being undertaken under the Chief Minister Urban Expansion Scheme of the Government of Uttar Pradesh.
The action is being taken in accordance with:
Government Order No. 3099/335/2024 dated 8 August 2024, issued by the Housing & Urban Planning Department, Government of Uttar Pradesh.
Decision taken in the 124th Board Meeting of LDA held on 27 March 2025.
As per the provisions of the government order, a committee chaired by the District Magistrate, Lucknow has determined the compensation rate.

Once completed, these projects are expected to provide housing for over 5 lakh people.
According to LDA VC Prathamesh Kumar:
Varun Vihar will be developed across 2,664 hectares (approximately 6,580 acres)
Naimish Nagar will span 1,084 hectares (around 3,670 acres)
Both housing schemes will feature:
Wide roads and green belts
Parks, schools, and hospitals
Community centers and commercial complexes
The finance department will release the sanctioned funds to LDA following cabinet approval, after which infrastructure development will begin. Land acquisition for both projects is already underway, and compensation has been paid to several landowners.
With the ongoing development of Anant Nagar and the upcoming mega schemes at Naimish Nagar and Varun Vihar, the LDA aims to transform Lucknow’s urban landscape. Together, these projects are expected to provide affordable and well-planned residential options to more than six lakh residents, ensuring sustainable urban growth aligned with future infrastructure needs.

Scale of Development: Reports suggest the project will cover around 1,084 to 2,500+ acres, touching land from 14–18 villages.
Investment: Land acquisition alone is valued at ₹4,785 crore, with the combined budget for Naimish Nagar and Varun Vihar pegged at around ₹12,257 crore.
Facilities Planned: Residential plots and flats, commercial centers, parks, schools, hospitals, and modern waste management systems.
Land Acquisition: LDA is acquiring land directly from farmers on a consensual basis. Villages included in the project area will see parallel development of roads, drainage, and civic amenities.
