Lucknow: The Lucknow Development Authority (LDA) is set to release 2,747 mortgaged plots in Sushant Golf City , bringing relief to buyers whose plots were sold by Ansal Properties & Infrastructure Ltd (APIL) without the authority's permission.
The development follows the Uttar Pradesh cabinet's approval on September 15, 2026 , of the LDA proposal to release the mortgaged plots instead of cancelling the registries of buyers.
The decision is significant for Sushant Golf City Lucknow plot owners , as the LDA has decided to proceed with a phased release of the affected properties while completing pending development works in the township.
According to LDA officials, APIL had mortgaged 3,489 plots with the authority as security for completing development works in Sushant Golf City.
Under the township conditions, the developer was required to obtain LDA permission before selling mortgaged plots . However, the authority said that 2,747 of the mortgaged plots were sold without the required permission .
LDA vice-chairman Prathamesh Kumar said cancelling the registries would have created uncertainty for genuine homebuyers. The authority therefore proposed releasing the mortgaged plots while ensuring that the required development work is completed.
The state cabinet has now approved this proposal.
No. As per the cabinet-approved proposal reported by the LDA, the registries of the 2,747 affected plots will not be cancelled .
Instead, the LDA will undertake the required development work and release the mortgaged plots in phases.
This approach is intended to provide a mechanism for resolving the mortgage status while protecting existing plot purchasers from cancellation-related uncertainty.
The release will be carried out sector-wise or pocket-wise .
The LDA will first complete development works in the semi-developed and undeveloped areas of Sushant Golf City . After the required work is completed in a particular sector or pocket, the authority will issue a completion certificate .
The corresponding mortgaged plots will then be released proportionately.
This means buyers should not assume that all 2,747 plots will be released simultaneously . The process will depend on the completion of development works in the relevant areas.
The LDA proposal also provides a mechanism for landowners who want the release of their plots before completion of the development work .
Eligible applicants will have to fulfil the conditions prescribed by the authority and deposit a guarantee amount .
The guarantee will be equivalent to the fee fixed by the LDA Board .
Once the required development work is completed and the relevant completion certificate is issued, the authority will refund the guarantee amount .
The LDA will place its proposal for completing the township before the National Company Law Tribunal (NCLT) .
The authority will proceed with further action after obtaining the required permissions.
The development plan covers pending work in partially developed and undeveloped portions of Sushant Golf City Lucknow .
Sushant Golf City is a large integrated township located along the Lucknow-Sultanpur Road corridor in Lucknow.
The township has residential and commercial developments along with planned infrastructure, open spaces and recreational facilities. Its location provides connectivity towards important parts of Lucknow, including Gomti Nagar, Shaheed Path and the airport corridor .
The project is associated with Ansal Properties & Infrastructure Ltd , which developed the township over several phases.
The material provided for the project describes facilities and infrastructure such as landscaped areas, roads, drainage systems, underground utility networks, water supply, sewerage and waste-management systems.
However, individual facilities, distances and property prices can vary by sector and should be verified against current official records before a property transaction.
Sushant Golf City has been associated with different categories of real estate, including:
Plot sizes, locations, facing, sector and prices vary considerably.
Some property listings in the supplied material mention plot sizes ranging from around 194 square yards to 538 square yards , but these are individual listing figures and should not be treated as the current official price list for the entire township.
Similarly, advertised rates such as per-square-yard prices may represent specific resale listings rather than an LDA-approved or uniform market rate.
The township's location along the Lucknow-Sultanpur Road and Shaheed Path area provides access to several major parts of Lucknow.
Key connectivity points include:
Travel time can vary depending on the exact sector, route and traffic conditions, so fixed journey times should be checked before being used for property decisions.
The township has been planned with a range of residential, recreational and community-oriented infrastructure.
Facilities associated with the township include:
The availability of a particular facility may differ by project, sector or development phase.
The latest LDA decision makes it particularly important for existing and prospective buyers to verify the legal and development status of an individual plot.
Before purchasing or transferring a Sushant Golf City plot , buyers should check:
Verify the registered sale deed, ownership records and the chain of title applicable to the property.
Buyers should specifically verify whether the individual plot is affected by any mortgage, charge, restriction or release requirement with the LDA or another authority.
The relevant Lucknow Development Authority records and permissions should be checked for the concerned sector, pocket and plot.
Buyers should determine whether the relevant sector or pocket has received the required completion certificate and whether the plot has been formally released from the mortgage.
Where applicable, buyers should check the status of proceedings and permissions involving NCLT, LDA and the developer before completing a transaction.

The immediate process involves the LDA moving ahead with its development and legal framework after the cabinet's approval.
The authority is expected to pursue the required permissions before the NCLT and undertake development work in the relevant semi-developed and undeveloped areas.
For individual plot owners, the important point is that the 2,747 affected registries are not being cancelled under the approved plan . Their release will be linked to the completion of development works and the issuance of completion certificates for the respective sectors or pockets.
Landowners seeking an earlier release may also use the proposed guarantee mechanism if they meet the conditions prescribed by the LDA.
For buyers considering a Sushant Golf City Lucknow property , the latest development also highlights the importance of checking the current mortgage and release status of the specific plot rather than relying only on a registered sale deed or property advertisement.
