New Delhi: In a major push towards affordable urban housing, the Delhi Development Authority (DDA) on Thursday announced the launch of ‘DDA Nagrik Awaas Yojana 2026’, offering 1,712 flats across various income categories at a flat 25% discount in Narela and Siraspur.
The scheme aims to cater to buyers from all segments — High Income Group (HIG), Middle Income Group (MIG), Low Income Group (LIG) and Economically Weaker Section (EWS) — making housing more accessible in the capital’s peripheral zones.
Under the scheme, DDA will offer:
1,301 flats in Narela, including
298 HIG,
459 MIG,
481 LIG, and
63 EWS units, and
411 LIG flats in Siraspur,
taking the total to 1,712 flats.
All flats across categories are being offered with a uniform 25% discount, a move aimed at boosting demand and encouraging home ownership among aspirational and middle-income buyers.
DDA E-Auctions
The registration process for the scheme will begin on January 24, 2026, from 12 noon, while booking will open on January 28, 2026, from 12 noon, through DDA’s official Awaas Portal at

under the scheme title “DDA Nagrik Awaas Yojana 2026”.
Applicants will have to pay a one-time, non-refundable registration fee of ₹2,500 to onboard onto the portal. Those already registered on the Awaas Portal will not be required to register again.
To reserve a flat, applicants must deposit the following booking amounts:
HIG: ₹10 lakh
MIG: ₹4 lakh
LIG: ₹1 lakh
EWS: ₹50,000
A total of 298 HIG flats are being offered across multiple pockets and blocks in Sector A1-A4, with plinth areas ranging from 160.25 sqm to 186.65 sqm.
The tentative prices after 25% discount range between ₹95.88 lakh and ₹117.27 lakh.

Pocket 4, Blocks E & G
Pocket 7, Block D
About 459 MIG flats are available with plinth areas between 112.77 sqm and 140.49 sqm, with discounted prices ranging from ₹66.28 lakh to ₹83 lakh.

Pockets 1A, 1B, 1C
Pocket 3 (Blocks C, D & E)
Pocket 7 (Blocks A & B)
DDA is offering 63 EWS flats with plinth areas of around 34.76 to 35.08 sqm, priced between ₹9.60 lakh and ₹9.69 lakh after discount.
481 LIG flats in Narela, mainly in Sector G2/G6, priced at approximately ₹15.26–15.32 lakh with a plinth area of 49.9 sqm.
411 LIG flats in Siraspur, spread across pockets A1, A2, B1, C1, C2 and D1, with plinth areas between 35.76 sqm and 36.39 sqm, priced between ₹11.51 lakh and ₹11.71 lakh.
DDA has clarified that:
The number of flats may increase or decrease depending on availability.
Plinth area includes common areas, and may vary from flat to flat.
Final prices will be calculated based on the actual plinth area of the allotted flat.
The quoted prices do not include maintenance charges, water connection fees and conversion charges, which will be payable at the time of issuance of Demand-cum-Allotment Letters.
All other terms and conditions of the scheme will be governed by the brochure of DDA Apna Ghar Awaas Yojana 2025, which is available on the DDA website.
The circular announcing the scheme has been issued with the approval of the Vice-Chairman, DDA, and signed by the Commissioner (Housing).
