The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch a major residential plot scheme in January 2026, aimed at meeting the rapidly rising demand for housing near the upcoming Noida International Airport (Jewar Airport). Officials confirmed that detailed planning and RERA formalities for the scheme are currently underway.

According to YEIDA officials, the new scheme will offer 973 residential plots across multiple size categories. These plots will be located in sectors adjacent to the airport, including Sector 15C, Sector 18, and Sector 24A.
The authority is expected to include plots of the following sizes:
162 sq.m – 476 plots
183 sq.m – 4 plots
200 sq.m – 481 plots
223 sq.m – 6 plots
290 sq.m – 2 plots

The land rates in the proposed sectors are expected to be around ₹35,000 per sq.m.
Applicants will be required to deposit 10% of the total plot cost as registration money.
YEIDA will provide a one-month window for applications.
Allotment will be conducted through a lottery system.
After allotment, successful applicants will receive possession as per authority norms.
YEIDA is likely to offer reservation benefits as follows:
17.5% for farmers whose land was acquired for development.
5% for employees working in operational industrial units within YEIDA’s jurisdiction.
77.5% of plots will remain open for general applicants.
Real estate demand around the upcoming Noida International Airport has surged sharply in recent years:
According to property consultancy Investing Expert, apartment prices along the Yamuna Expressway have increased by 158% in the last five years.
Land prices have jumped by an astonishing 536% in the same period.
A Colliers India report indicates that land values near the airport have risen 40% in the last five years and are expected to grow 50% more by 2030.
In Jewar township, land rates have increased from ₹5,000 per sq.ft to ₹7,000 per sq.ft between 2020–2024, and may reach ₹14,800 per sq.ft by 2030, according to the report.
YEIDA CEO R.K. Singh has directed officers to complete all processes related to the scheme, including RERA registration, expected to be finalized by January 2026. The scheme is anticipated to go live immediately after approvals.
Interested applicants must deposit 10% of the plot cost as registration money.
A one-month registration window will be provided.
Allotments will be finalized through a transparent lucky draw system.
Successful applicants will receive allotment letters, followed by possession offers soon after.
Apart from the residential scheme, Yeida highlighted its achievements over the past year—65 industrial plots have been allotted across sectors, generating ₹2,200 crore in revenue. These include allocations in the Medical Device Park and other industrial clusters.

Plot Details and Pricing:
Location: Sector 18, Pocket 9B along the Yamuna Expressway.
Plot Size: 200 square meters.
Price: ₹35,000 per square meter.
Total Cost: ₹7 lakh registration amount required per plot.
Application Process: Interested applicants can obtain the application form by making a ₹600 online payment via the Yamuna Authority's official website. The completed form, along with necessary documents and registration fees, must be submitted online through the same portal. Offline payments are not accepted.
Important Dates:
Scheme Opening: April 21, 2025.
Scheme Closing: May 21, 2025.
Draw Date: July 11, 2025.
Eligibility Criteria:
Applicants must not already own a residential plot or flat allotted by YEIDA.
All applicants must be eligible to contract and be at least 18 years old at the time of application.
Both Indian and Non-Resident Indian (NRI) citizens are eligible, subject to government regulations.
Only one plot per applicant is allowed under this scheme.
Construction Requirements:
Allottees are required to complete construction within three years from the date of the lease deed execution.
Building plans must be sanctioned according to YEIDA regulations, and an occupancy certificate must be obtained within the stipulated time.
Financial Options:
Financing options are available through ICICI Bank and State Bank of India branches, subject to eligibility.
