YEIDA Noida International Airport 4000 Housing Plots

The Yamuna Expressway Industrial Development Authority (YEIDA) is preparing to launch three new residential plot schemes in Yamuna City, offering fresh opportunities for homebuyers and investors seeking property near the upcoming Noida International Airport at Jewar.

Senior officials have confirmed that the schemes will be introduced in a phased manner to meet the rapidly increasing demand for residential land driven by airport-led development and infrastructure expansion along the Yamuna Expressway corridor.

Three Housing Schemes in the Pipeline

YEIDA clarified that the upcoming launches will include three separate residential plot schemes, each targeting different buyer segments.

First Scheme – 973 Residential Plots
The first scheme, comprising 973 plots, was earlier scheduled for launch in December but was postponed due to pending RERA registration. The scheme is now expected to open in the first week of January once regulatory approvals are completed.
Plots will be offered in sizes ranging from 162 sq m to 290 sq m across Sectors 15C, 18, and 24A.

Second Scheme – 3,500 Small Plots
To cater to affordable housing needs, YEIDA is also preparing a scheme of around 3,500 residential plots of 40 square metres each. The proposal is currently under preparation by the Land and Planning Department. RERA registration for this scheme will begin after the launch of the first project.

Third Scheme – Mega 4,000-Plot Project Near Airport
The largest upcoming project is a mega residential plot scheme of approximately 4,000 plots in Sector 5, the sector closest to the Noida International Airport.
Plots in this scheme are expected to range between 200 and 400 square metres. Land acquisition in the sector is being carried out on a priority basis, with most of the process already completed. Survey work and planning for internal infrastructure are currently underway.

Infrastructure Development to Support Housing Growth

Alongside the housing schemes, YEIDA has prepared an infrastructure development proposal worth ₹243 crore for residential and industrial sectors. The plan includes improvements to roads, drainage systems, sewer networks, water supply lines, street lighting, and other essential civic amenities to support upcoming residential development.

Demand Surges Around Jewar Airport

Real estate demand in Yamuna City has increased significantly due to steady progress on the Noida International Airport project. Improved connectivity via the Yamuna Expressway and upcoming developments such as Film City and logistics hubs have positioned the region as a major growth zone in the NCR.

YEIDA officials stated that regular launch of residential schemes is necessary to ensure planned urban growth and to meet rising demand from end-users and investors.

What Buyers Should Watch For

  • All schemes will be government-notified and launched only after RERA registration

  • Plot allotment is likely to be done through a draw system, following YEIDA’s earlier practice
