Applicants for the senior secondary school plots face both technical and financial eligibility criteria .
For plots ranging from 8,000 sq m to 14,100 sq m, the minimum net worth requirement ranges from ₹5.69 crore to ₹9.37 crore . The minimum solvency requirement ranges from ₹4.27 crore to ₹7.03 crore , while the required average or annual turnover ranges from ₹28.44 crore to ₹46.83 crore , depending on plot size.
The technical criteria also require the applicant to have experience of operating an “Eligible School” for at least three consecutive years as of the last date of application.
Eligible applicants under the school scheme include registered trusts, registered societies and companies registered under Section 8 of the Companies Act, 2013 . Consortiums, proposed entities, individuals/proprietors and LLPs are not allowed. The brochure also states that only Indian companies/Indian citizen organisations are permitted to apply.
For both institutional plot schemes, the processing fee is ₹25,000 plus applicable GST . The amount is non-refundable and non-adjustable and has to be deposited online through the YEIDA portal or through RTGS/NEFT by generating the required challan.
The EMD is 10% of the total premium of the plot for which the applicant is submitting the application. The EMD is adjustable/refundable according to the scheme conditions.
Applications and supporting documents have to be submitted online. Incomplete applications will not be considered.
For the corporate office scheme, the successful applicant will be selected on the basis of the highest eligible bid above the reserve price . Unsuccessful applicants will have their registration amount refunded without interest within three months from the date of the bid.
A notable condition in the YEIDA institutional plot e-auction is that the auction will proceed only when at least three eligible bids are received for a plot.
If only one or two eligible bids are received initially, the application deadline for that plot will be extended by seven days. A second seven-day extension can also be provided if the number of eligible bidders remains below three.
If fewer than three eligible bidders remain after the prescribed rollover process, the e-auction will not be conducted and the processing fee and EMD of participants will be returned without interest.
If bidding continues into the final five minutes, the auction time will automatically extend by another five minutes from the last bid. The brochure provides for unlimited such extensions, with the extension process continuing up to 6 PM on the same day.
The successful bidder has to deposit 40% of the total bid premium after adjustment of the EMD within 60 days of the allotment letter without interest.
The applicant can alternatively choose to make the full and final payment within 90 days from the date of issue of the allotment letter. Failure to make the required payment can result in cancellation of the allotment and forfeiture of the EMD.
For the balance premium under the instalment option, the brochure provides for payment through four equal half-yearly instalments along with applicable interest. The scheme documents also contain provisions for penal interest in case of payment default.
The institutional plots are offered on a 90-year leasehold basis from the date of execution of the lease deed.
Annual lease rent is prescribed at 2.5% of the total premium , with applicable GST. The brochure also provides an option to pay a one-time lease rent equivalent to 11 times the prevailing annual lease rent , or 27.5% of the total plot premium, subject to the applicable terms.
For plots up to 4,000 square metres under the corporate office scheme, the prescribed period for obtaining the completion certificate for the full project is three years from the execution and registration of the lease deed.
The YEIDA brochure lays down additional obligations for successful school plot allottees.
The school operator is required to provide full fee concession to at least two students in each class on merit and income grounds , along with 50% fee concession for other specified students.
At least 50% of admissions are required to be given to children of residents of the YEIDA notified area , with 10% of those seats reserved for wards of erstwhile landowners whose land was acquired by YEIDA, subject to the conditions specified by the Authority.
The school must also obtain recognition or affiliation from an appropriate state or central government board or council within three years from the date of functioning .
Interested applicants should first download the relevant YEIDA 2026-27 institutional plot scheme brochure from the Authority's website and review the eligibility conditions, financial requirements and plot details.
The application has to be submitted online along with the required statutory documents. Applicants must deposit the ₹25,000 processing fee plus GST and the applicable 10% EMD before the closing date.
Eligible applicants then have to register on the e-auction portal and obtain their user ID and password. The brochure identifies the e-auction portal as gerpegov.com/YEIDA , which can also be accessed through a link provided on the YEIDA website.
