First Lottery for Wellness City Plots to Be Held on July 23; LDA Begins Preparations

Lucknow: Plots under the Wellness City Scheme being developed on Sultanpur Road in Lucknow will be allotted through a lottery on July 23, according to officials of the Lucknow Development Authority (LDA).
The scheme is being developed under the Land Pooling Policy, under which farmers will receive 25% developed land in return for their acquired land. The authority has decided to implement the same policy framework that was adopted for the IT City project, where four lotteries have already been conducted.
The Wellness City Scheme is scheduled to be launched on June 30. Since it is the first scheme under this model, LDA has started preparations for conducting the first lottery on July 23. Under the IT City pattern, six categories of plots will be allotted in Wellness City.

According to Pratyush Kumar, OSD, LDA, people who have provided land under the land pooling policy are being prepared for plot allotment, and the first lottery is planned for July 23. After plot allotments are completed, LDA will also begin the process for other beneficiaries.
The Wellness City Project is another large-scale development initiative by LDA aimed at creating a planned residential and wellness-focused urban zone.
Similar to IT City, land transactions in the notified villages have been restricted by the administration.
The registration department has been instructed to block any third-party land transfers in the area.

The Lucknow Development Authority has unveiled an ambitious township project called Wellness City Lucknow 2026, positioned as a health centric and sustainable urban development in Lucknow. Spread across 1474 acres on Sultanpur Road, the project combines modern housing, healthcare infrastructure, and green living into one integrated ecosystem.
With an estimated investment of 1441 crore, the township will feature 2935 residential plots, over 10000 flats, and a dedicated 150 acre healthcare zone, making it one of the most significant real estate developments in the region.
Unlike conventional housing projects, Wellness City Lucknow is designed with healthcare at its core. Instead of adding hospitals later, the plan integrates medical infrastructure from the beginning.
The project includes a super specialty hospital, a medical college, diagnostic centres, yoga and meditation zones, and wellness spaces. Located on the rapidly developing Sultanpur Road corridor, the project benefits from excellent connectivity. The area is already emerging as a major growth hub due to infrastructure expansion and proximity to key city zones.
The township is about 15 minutes from Chaudhary Charan Singh International Airport, and well connected to Shaheed Path, Gomti Nagar, and Kisan Path. Its location next to the IT corridor further enhances its investment appeal, as both residential and commercial demand are expected to rise together.
The development covers land from six villages including Bakkas, Charahiya, Chairasi, Malukpur, Dularmau, and Noorpur Behta. The authority is using a land pooling model, offering farmers compensation along with developed plots, making it more attractive than traditional acquisition methods.
The township reflects a structured and balanced layout with clear zoning. Around 76 acres are reserved for residential plots, while 362 acres are dedicated to group housing. The 150 acre healthcare zone stands out as the central feature.
In addition, 204 acres are allocated to green spaces, and over 250 acres to road infrastructure, ensuring wide roads and reduced congestion. This planning approach aims to deliver a modern and organized urban environment.
Wellness City is divided into seven sectors inspired by the Saptarishis, blending cultural identity with urban planning. Each sector will have residential areas, commercial facilities, parks, and essential services, ensuring a self sufficient community structure.
The project offers a wide range of plot sizes to cater to different income groups. Sizes start from approximately 1211 square feet and go up to around 4844 square feet, covering categories from affordable housing to premium plots.
Alongside plots, more than 10000 flats will be developed through private builders under a PPP model, providing diverse housing options within the township.
The 150 acre healthcare zone is expected to become the biggest value driver. With facilities like a medical college and super specialty hospital, the township could attract patients, professionals, and investors, turning it into a healthcare and medical tourism hub.
One of the most significant developments is the proposed relocation of the Aminabad medicine market to this township. This move is likely to create continuous commercial activity, strong rental demand, and increased property value, making the project more attractive for investors.
Sustainability is a major highlight of the project. Nearly 17 percent of the total area is reserved for greenery, including parks and green belts. The township will also feature rainwater harvesting, underground electrical systems, and tree lined roads, ensuring a cleaner and healthier environment.
While official pricing is yet to be announced, estimates suggest a launch range of around 4000 to 4200 per square foot. Current market rates in nearby areas range between 3500 and 5000 per square foot, indicating a potential price advantage for early buyers.
The project shows strong potential due to government backing, strategic location, and a unique healthcare focused concept. Its proximity to major infrastructure and upcoming developments adds to its long term value.
However, investors should consider possible risks such as project delays, ongoing land acquisition, and possession timelines that may extend up to a few years. A medium to long term investment horizon is advisable.
Plots will be allotted through a transparent computerized lottery system. Interested buyers will need to register online, submit documents, pay the registration fee, and participate in the draw. Successful applicants will then proceed with payment and documentation before final possession.
