MHADA begins e-auction process for 84 shops in Mumbai; base prices reduced after poor response

The Mumbai Board of Maharashtra Housing and Area Development Authority (MHADA) has relaunched the e-auction process for 84 unsold commercial shops across the city. These units, originally built for convenience within MHADA housing projects, have remained vacant for the past few years due to high prices and older building conditions.

Online registration and application submissions with Earnest Money Deposit (EMD) began on Thursday at 11 AM. Interested bidders can submit applications until 21 December 2025. The final auction will be conducted online and results will be announced on 24 December 2025.

MHADA earlier auctioned 173 shops in 2024 and again attempted auctioning 149 shops in August 2025. However, 79 shops failed to attract bidders even in the second round. Additionally, 5 shops were surrendered by winning bidders — making the total 84 now being re-auctioned.

To improve affordability and boost participation, MHADA has reduced the base auction rates. Until now, prices were fixed based on 1.5× residential ready-reckoner rate OR non-residential rate (whichever higher). Going forward, prices will be aligned strictly with non-residential ready-reckoner rates, making shops more accessible to small business buyers. Officials expect improved market response this time. The final outcome will be known on December 24.
