Mumbai | Feb 17, 2026: The Maharashtra Housing and Area Development Authority (MHADA) has announced that online applications for 118 ready-to-move flats in Mumbai will open from February 17, 2026, at 11 am under the first-come, first-served (FCFS) scheme.
The registration will be available on MHADA’s official booking portal: bookmyhome.mhada.gov.in.
The flats — earlier offered in lotteries but left unsold — are now being re-allotted to ensure quicker occupancy and transparent allotment.

Lowest: about ₹38 lakh
Highest: over ₹8 crore (Tardeo)
Most homes are 1BHK and 2BHK ready-to-move flats suitable for first-time buyers and middle-income families.

The selection of flats and payment process will start March 4, 2026.
Applicants must pay 10% of the flat price within 48 hours of booking, failing which the allotment will be cancelled.
Applicants must:
Be an Indian citizen
Be 18 years or older
Hold a Maharashtra domicile certificate (issued after Jan 2018 with barcode)
Not own a house in the same municipal jurisdiction (self/spouse/minor children)
EWS: up to ₹6 lakh
LIG: up to ₹9 lakh
MIG: up to ₹12 lakh
HIG: above ₹12 lakh

Income proof (ITR FY 2024-25)

After full payment and stamp duty, MHADA will issue allotment and possession letters.

MHADA is expected to release around 5,000 additional affordable homes in Mumbai within the next 2–3 months, with nearly half located in Goregaon and catering to EWS, LIG, MIG and HIG categories.
Officials said the FCFS scheme aims to speed up allotments and meet growing demand for affordable housing in Mumbai.
