Homebuyers waiting for the next MHADA lottery have a major update coming their way. The Mumbai Board of MHADA is preparing to launch a new advertisement soon, and this year the process has been made far simpler than before. In a significant policy shift, applicants will now be able to apply for a MHADA house using just two essential documents.
According to MHADA officials, the Mumbai Board has decided to release about 125 vacant houses under the First Come, First Served (FCFS) scheme. These flats—located in areas such as Tardeo, Wadala, Tunga Powai, and a few other localities—remained unsold despite appearing in multiple lottery rounds.
The authority has been incurring rising maintenance expenses on these vacant units, prompting a decision to place them back on sale through a simplified process.
Most of these homes fall under the Middle Income Group (MIG) and High Income Group (HIG) categories. MHADA is currently reviewing and finalizing the updated pricing for these units. The new advertisement will be issued once the pricing process is completed.

Earlier, MHADA required a lengthy list of documents including income certificates, ITR, residence proof, and various other certificates. But all such requirements have been removed for the new FCFS scheme.

Even if a person already owns a house in Mumbai, Maharashtra, or anywhere in India, they will still be eligible to apply.
The earlier rule—"the applicant must not already own a house"—has been completely abolished.
These relaxations are expected to attract more buyers and ensure that the long-vacant MHADA units finally get occupied.
The updated prices of the vacant flats are currently being finalised. Once that process is completed, MHADA will release the new advertisement officially. Interested homebuyers can then apply online with minimal documentation.
