Mumbai homebuyers awaiting the Maharashtra Housing and Area Development Authority (MHADA) lottery may soon have reason to cheer. After the Model Code of Conduct for the Brihanmumbai Municipal Corporation (BMC) elections comes to an end, the Mumbai Board of MHADA has initiated preparations to launch a major housing lottery offering around 3,000 flats.

According to sources, the MHADA Mumbai Lottery 2026 is expected to be announced in March. Several prominent redevelopment projects are in the planning stage and are likely to contribute homes to this lottery. These include BDD Chawl, Motilal Nagar Redevelopment Project, GTB Punjabi Colony, Patra Chawl, Abhyudaya Nagar, Poonam Nagar, and Sardar Vallabhbhai Patel Nagar in Andheri.

At the same time, the MHADA Konkan Board is also expected to announce a separate lottery for around 4,000 homes during the same period.

Over the past 76 years, MHADA has provided nearly nine lakh affordable homes across Maharashtra. The authority continues to focus on large-scale redevelopment projects, particularly in Mumbai, where demand for MHADA homes remains consistently high. Konkan Board houses also attract strong interest, though some past projects faced criticism due to incomplete infrastructure.

To address these concerns, MHADA has now prioritised the development of essential infrastructure such as roads, water supply, and electricity in Konkan Board areas. Additionally, reduced house prices are expected to improve buyer response in the upcoming Konkan lottery.

With thousands of homes likely to be offered across Mumbai and the Konkan region, the upcoming MHADA lotteries are expected to bring renewed hope to thousands of aspiring homeowners in Maharashtra.

 



Homebuyers waiting for the next MHADA lottery have a major update coming their way. The Mumbai Board of MHADA is preparing to launch a new advertisement soon, and this year the process has been made far simpler than before. In a significant policy shift, applicants will now be able to apply for a MHADA house using just two essential documents.

Around 125 Vacant Houses to Be Offered Under FCFS Scheme

According to MHADA officials, the Mumbai Board has decided to release about 125 vacant houses under the First Come, First Served (FCFS) scheme. These flats—located in areas such as Tardeo, Wadala, Tunga Powai, and a few other localities—remained unsold despite appearing in multiple lottery rounds.
The authority has been incurring rising maintenance expenses on these vacant units, prompting a decision to place them back on sale through a simplified process.

Most of these homes fall under the Middle Income Group (MIG) and High Income Group (HIG) categories. MHADA is currently reviewing and finalizing the updated pricing for these units. The new advertisement will be issued once the pricing process is completed.

Major Relaxation: MHADA Houses Now Available with Only Two Documents

The upcoming scheme introduces one of the biggest changes in MHADA’s housing policy:

Applicants will now need only:

  • Aadhaar Card

  • PAN Card

Earlier, MHADA required a lengthy list of documents including income certificates, ITR, residence proof, and various other certificates. But all such requirements have been removed for the new FCFS scheme.

Income Limit Removed – First House Condition Eliminated

Another major reform is that:

  • There will be no income limit for applicants.

  • Even if a person already owns a house in Mumbai, Maharashtra, or anywhere in India, they will still be eligible to apply.

  • The earlier rule—"the applicant must not already own a house"—has been completely abolished.

These relaxations are expected to attract more buyers and ensure that the long-vacant MHADA units finally get occupied.

Advertisement Coming Soon

The updated prices of the vacant flats are currently being finalised. Once that process is completed, MHADA will release the new advertisement officially. Interested homebuyers can then apply online with minimal documentation.
