Meerut Development Authority Announces Affordable Housing Options

The Meerut Development Authority (MDA) has recently announced updates regarding the availability of flats across different categories, ranging from Economically Weaker Section (EWS) and Low-Income Group (LIG) to Middle-Income Group (MIG) and High-Income Group (HIG). Prices start as low as ₹5.96 lakh and go up to ₹30 lakh, making it a diverse opportunity for homebuyers across income levels.

EWS Category (Income less than ₹3 lakh per year)

  • Locations: Lohia Nagar and Ganganagar

  • Availability: 16 flats in Lohia Nagar and 7 flats in Ganganagar

  • Price Range: ₹5.96 lakh – ₹8.65 lakh

  • Eligibility: Families with annual income below ₹3 lakh

  • Allotment Basis: First Come, First Serve (no lottery system).
    Applicants will need to provide a salary certificate.

LIG Category (Income between ₹3–6 lakh per year)

  • Locations: Lohia Nagar and Shradha Puri (Phase I)

  • Price Range: ₹8 lakh – ₹15 lakh

  • Eligibility: Families with annual income up to ₹6 lakh

  • Allotment Basis: First Come, First Serve.

MIG & HIG Categories (Income above ₹6 lakh per year)

  • Locations: Shatabdi Nagar (near Airport), Raksha Greens, Sainik Vihar — all considered premium areas in Meerut.

  • Price Range: ₹19 lakh – ₹30 lakh

  • Registration Fee: 10% of the flat cost.

    • For EWS flats: starts at approx. ₹59,670

    • For HIG flats: up to ₹3 lakh

Important Considerations for Buyers

Before applying, prospective buyers are advised to conduct a site visit and check the following:

  • Construction Quality: Government projects sometimes differ in quality compared to private builders. Inspect the flats physically before making a decision.

  • Surrounding Infrastructure: Check for schools, hospitals, markets, and transport facilities in the area.

  • Utilities: Ensure there is consistent water and electricity supply. Review the last six months for any power cuts or water issues.

  • Environment: Look for drainage systems, sewage treatment facilities, and ensure no nearby open drains that could cause health problems.

  • Long-Term Investment (MIG/HIG buyers): Evaluate rental returns and resale value. Check property appreciation in the last two years to gauge future potential.

On the homepage, a notification dated 20th August highlights the list of available flats under the First Come, First Serve system. Registration Process:

  1. Visit the Official Website:

    • Go to the official website of the UP Housing and Development Board auction platform.

  2. Create an Account:

    • Create a username and password for your account.

  3. KYC Documentation:

    • Upload necessary KYC (Know Your Customer) documents, which may include:

  4. Payment of Registration Fee:

Participation in E-Auction:

    • Check the details of each property, including reserve price, area, and documentation.

  3. Submit Bids:

    • Once you have selected a property, you can place your bid.
    • Enter the bid amount and any other required information.
    • Ensure you meet the minimum bid increment and reserve price.

  4. Payment of Token Amount:

    • If you win the auction, you will be required to pay a token amount, which is typically a percentage of the total bid amount.
    • Payment methods may include online transfer, cheque, or demand draft.

  5. Complete Necessary Documentation:

    • After winning, you may need to complete additional paperwork and submit required documents.
    • Follow the instructions provided by the auction authority regarding property transfer, registration, and any further payments.

  6. Attend Auction Closing:

    • Some auctions may require you to attend a closing meeting or presentation, where you finalize the purchase and receive documentation.
