CIDCO Housing Scheme 2026: The City and Industrial Development Corporation (CIDCO) has relaunched its First Come First Serve (FCFS) housing scheme, offering around 3,000 flats in Navi Mumbai. The inventory includes 500 Economically Weaker Section (EWS) flats and 2,500 Non-EWS flats across Taloja, Kharghar, Kalamboli and Dronagiri, with additional available inventory reported at Bamandongari in Ulwe.
Under the FCFS system, eligible applicants can directly select an available flat according to their preference and complete the registration process. Unlike a lottery-based housing scheme, allotment under FCFS is based on the order in which applicants complete the booking process, subject to availability.

CIDCO is making approximately 3,000 flats available under the FCFS housing scheme.
The inventory comprises:
500 EWS flats
2,500 Non-EWS flats
Total: 3,000 flats
Applicants can select an available flat directly instead of participating in a conventional lottery. However, the preferred flat will remain subject to availability at the time of registration and booking.
The CIDCO FCFS housing inventory is spread across several important nodes of Navi Mumbai.

Taloja: Sectors 21, 22, 27, 34, 36 and 37
Kharghar: Sector 40
Dronagiri: Sectors 11 and 12
Kalamboli: Sector 15

The exact availability of individual flats can change as applicants complete the FCFS booking process.
The First Come First Serve housing scheme was initially launched in December 2025. CIDCO has now resumed the sale of the remaining EWS and Non-EWS homes under the scheme.
The FCFS system allows eligible applicants to choose a home from the available inventory. This differs from CIDCO's lottery-based housing schemes, where applicants apply during a specified period and flats are subsequently allotted through a draw.
CIDCO has stated that prices for flats under the FCFS scheme in Taloja and Dronagiri have been fixed according to the rates applicable during the 2022-23 financial year.
The exact price depends on the specific project and flat. Applicants should check the applicable price, carpet area and other charges for their selected unit before completing the booking.
Eligible EWS applicants can receive the benefit of a ₹2.50 lakh subsidy under the Pradhan Mantri Awas Yojana (PMAY), subject to the applicable Central Government eligibility requirements.
EWS applicants registering under the CIDCO FCFS scheme must complete the process of adding their names as beneficiaries on the PMAY-MIS portal.
The process requires applicants to provide their Aadhaar number and complete OTP-based verification, wherever applicable. Required documents must also be submitted to complete the beneficiary-linking process.
CIDCO has advised eligible applicants to complete the beneficiary connection process within the required time to avail themselves of the applicable subsidy benefit.
CIDCO has clarified that possession will be given after all payments due for the selected flat have been received.
