Shimla: The Himachal Pradesh Housing and Urban Development Authority (HIMUDA) has invited applications for 44 residential properties , comprising 43 flats and one residential plot, across eight housing colonies in Himachal Pradesh. The properties are being offered under HIMUDA's Partially Self-Financing Scheme on a freehold basis and are described in the brochure as ready for possession. Applications opened on September 29, 2026, and eligible applicants can submit their forms until October 29, 2026, by 5 PM.

The allotment will not be conducted through an online auction. Where more than one application is received for a unit, HIMUDA will conduct a draw of lots . The scheduled draw is on November 3, 2026, at 11 AM at the HIMUDA Head Office, Nigam Vihar, Shimla.

HIMUDA Housing Scheme 2026: What is on offer?

The latest HIMUDA residential allotment covers properties in Baddi Phase-I, Hamirpur, Dhaundi in Mandi, Bharolian Khurd Phase-IV in Una, Chabroti Kasumpti in Shimla, Flowerdale, Kamli Road in Parwanoo and Jarja in Nahan.

The inventory includes flats ranging from single-room units and 1BHK flats to 2BHK and 3BHK homes, including selected 3BHK units with attic floors. The scheme also includes a 320 sq m residential plot at Bharolian Khurd, Una , priced at ₹51.15 lakh.
The tentative property prices range from ₹31 lakh to ₹1.45 crore. The lowest-priced properties are single-room units at Flowerdale, while the highest-priced properties are 212.2 sq m 3BHK flats with attic floors at Hamirpur , priced at ₹1.45 crore each.

HIMUDA allotment 2026: Eligibility

The scheme is open to Indian citizens who have attained the age of 18 years. HIMUDA has also stated that applications from organisations, establishments, institutions, registered companies and partnership firms can be entertained. Non-resident Indians (NRIs) are also eligible under the brochure. Applicants who had registered under HIMUDA's 2010 and 2011 Demand Survey can also be considered under the applicable provisions, but they must apply afresh under the current notice. Their earlier token amount can be adjusted towards the applicable earnest money.

HIMUDA EMD 2026: How much earnest money is required?

• Applicants must submit 10% of the tentative cost of the selected property as earnest money along with the application.
• Based on the advertised property prices, the earnest money works out to approximately ₹3.10 lakh to ₹14.50 lakh .
• For example, a ₹31 lakh property requires ₹3.10 lakh as 10% earnest money, while a ₹1.45 crore property requires ₹14.50 lakh.
• Applications submitted without the required earnest money can be rejected.

Applicants need to use the prescribed HIMUDA application form and provide the required personal, contact and eligibility information. HIMUDA reservation rules

HIMUDA payment schedule after allotment

• 10% of the property cost is payable as earnest money with the application.
• A further 40% of the cost is payable within 45 days of the issue of the allotment letter.
• The remaining 50% is payable in 10 half-yearly instalments , with interest at 11% per annum .
• The first half-yearly instalment becomes due six months from the date of allotment.

Applicants who opt to make the balance payment in full within 45 days can receive a 5% rebate on the balance consideration , subject to the brochure's conditions.

Choice charges for a particular HIMUDA property

The brochure also provides additional charges where an allottee seeks a particular unit or specific location.

For a particular plot or flat, 6% of the cost is charged as choice money. For flats, choosing a particular block attracts an additional 2% , while choosing a particular floor attracts another 2% , subject to the detailed conditions in the brochure.

Applicants should therefore consider the choice charges separately from the basic property price and earnest money.

HIMUDA possession and property conditions

The flats and plots are to be handed over after the prescribed payments and completion of the formalities specified in the allotment letter.

The brochure says the properties are offered on an “as is where is” basis and that applicants should not assume that HIMUDA will undertake repairs or other improvements beyond its stated obligations.
For the Una residential plot , the allottee is required to construct a house within five years from the date of the final allotment letter after obtaining the necessary approval. The brochure provides for a levy if construction is not completed within the prescribed period, with extensions subject to HIMUDA's conditions.
