Mangaluru: The Mangaluru Urban Development Authority (MUDA) has invited bids for vacant residential and commercial plots in its Padavu S.T.F. Layout and Srinivas Malya Layout through an online public auction.
According to the auction notice dated September 29, 2026, the current call covers five vacant plots, including four plots in Padavu S.T.F. Layout and one plot in Srinivas Malya Layout. The auction will be conducted through the Karnataka Public Procurement Portal (KPPP).
Interested bidders must complete the required registration, upload documents and submit their participation before the deadline of October 15, 2026, at 5:30 PM. The live e-auction is scheduled for October 16, 2026, from 10:30 AM to 5:30 PM.

The plots will be auctioned on an “as is where is” basis. Bidders are required to inspect the location, road width and other physical characteristics of the property before participating.

The authority has stated that bidders must participate online through the KPPP portal . Any postponement to the tender calendar, if applicable, will be notified through the e-procurement portal and will not be separately published in newspapers.
Interested applicants must register through the Karnataka Public Procurement Portal and obtain the relevant tender documents.
Applicants are required to download the prescribed specimen signature form and contact-information form from the KPPP website. The applicant's name and father's name must be provided in both Kannada and English , along with the required contact details.
The completed forms and other documents must then be uploaded to the portal.
Those intending to purchase a plot jointly must upload the required documents jointly through the e-auction portal .

The notice states that participants in the auction must be Indian citizens .

The auction notice states that where the value of the auctioned plot is below ₹100 crore , an EMD of ₹2 lakh is applicable.
The EMD can be paid through ICICI debit card, credit card or net banking , with the applicable auction service charges to be borne by the bidder.
However, the currently listed KPPP records may show plot-specific EMD figures that differ from the ₹2 lakh amount stated in the signed notice . Therefore, bidders should verify the applicable EMD for their selected plot directly on KPPP and, where there is a discrepancy, obtain confirmation from MUDA before making payment.
The notice also states that for plots valued below ₹1 crore , the minimum bid increment is ₹5,000 .
MUDA has specified that a minimum of two bidders must participate for each plot .
If only one bidder participates for a particular plot, the bid will be rejected , according to the auction conditions.
The auction includes a five-minute extension for bids placed near the scheduled closing time.
For example, if the auction is scheduled to close at 4:00 PM and a bidder submits a bid at 3:57 PM, the auction may be extended to 4:02 PM . Further bids during the extended period can trigger additional five-minute extensions until bidding ends.
The highest bidder must log in to the KPPP website and verify that the bid has been accepted.
According to the auction condition, the successful bidder must pay 25% of the bid amount within 72 hours .
The payment is required to be made from the bidder's own bank account.

The notice further states that the successful bidder must provide proof of payment and submit two passport-size photographs .
If the successful bidder fails to pay the required 25% of the bid amount within 72 hours , the EMD may be forfeited and the plot may be put up for re-auction.
The auctioned plots will be allotted in the condition in which they exist.
Bidders are specifically advised to inspect the plot location, road width and other physical characteristics before participating.
MUDA has stated that a plot will not be cancelled or replaced because of differences in road width or for other reasons after the auction.
The authority also states that alternative plots will not be provided in such circumstances.
