The City and Industrial Development Corporation (CIDCO) has issued important updates regarding the CIDCO Housing Lottery 2025–26, under its mega mass housing scheme titled “My Preferred CIDCO Home”. Under this lottery, CIDCO is offering 16,876 residential units in Navi Mumbai across multiple key nodes such as Kharghar (Taloja), Vashi, Panvel, Kalamboli, Kharkopar, Bamandongri, Mansarovar and Khandeshwar.
CIDCO has clarified that the scheme is based on the Transit Oriented Development (TOD) concept, meaning many housing sites are located close to railway stations, metro stations and major transport hubs, helping residents reduce commuting time and cost.
Preference Selection Window Opens: 11th to 28th February

As per CIDCO’s notification, January 29, 2026 is the last date for KYC completion but . After this deadline, eligible applicants will be able to log in to the CIDCO Homes portal using their registered mobile number and proceed with the preference selection process.
Applicants are advised to keep their Aadhaar-linked mobile number active, as OTP-based login and verification is mandatory.
CIDCO’s mega housing inventory is spread across major residential and transit-linked areas of Navi Mumbai, including:
Kharghar (Bus Depot, Bus Terminus, and Kharghar Station area)
Taloja / Kharghar East (Sectors 28, 37 and 39)
Vashi Truck Terminal
Kalamboli Bus Depot Sector 17
Panvel Bus Terminus
Mansarovar Railway Station
Khandeshwar Railway Station
Uran railway corridor nodes like Ulwe/Bamandongri and Kharkopar
These locations are among the most sought-after nodes due to strong connectivity and future infrastructure development.
The CIDCO housing lottery includes homes under:
Eligibility: Annual family income up to ₹6 lakh
Benefit: PMAY subsidy up to ₹2.5 lakh
₹1.5 lakh Central subsidy
₹1 lakh State subsidy
Typical unit size: around 322 sq.ft carpet area
Eligibility: Annual family income above ₹6 lakh
PMAY subsidy: Not applicable
Unit sizes include:
Smaller LIG units (approx 322 sq.ft)
Larger units under LIG-A (398 sq.ft) and LIG-B (540–567 sq.ft)
CIDCO has limited larger inventory under LIG-B, mainly in:

CIDCO will conduct the housing lottery in four rounds, using a structured preference system:
Applicants can choose:
Minimum 1 preference
Maximum 5 preferences per round
Total preferences allowed: 15 preferences across the first three rounds
Each preference includes:
Location (project)
Tower number
Floor number
If a person wins in Round 1, their application will not be considered in Round 2 and 3.
If an applicant does not receive allotment in the first three rounds:
CIDCO will offer an allotment through the portal under the “Allot Any” option
Applicant can select:
“Allot any in my preferred location”
“Allot any in any location”
“Not interested”
The offer must be accepted/rejected within 7 days
Applicants must pay booking amount after submitting preferences:
EWS: ₹75,000
LIG (1 BHK): ₹1,50,000
LIG (2 BHK / larger units): ₹2,00,000
If no allotment happens, the amount is refunded online to the applicant’s registered bank account.
If allotted, the amount is adjusted against the final flat cost.
CIDCO has announced that the Government of Maharashtra has approved a direct 10% reduction in housing unit prices under this scheme.
This makes homes more affordable—especially for EWS buyers, who will get:
10% reduced CIDCO prices
plus ₹2.5 lakh PMAY subsidy (if eligible)
CIDCO has issued key guidelines for applicants:
Payment should be made from the same bank account in the applicant’s name
Choose preferences carefully—select only those locations where you are ready to accept allotment
Unsold flats from the earlier CIDCO housing scheme (2024) are also being offered again

CIDCO Launches Mega Housing Scheme with 9,249 Homes in Navi Mumbai
Navi Mumbai: The City and Industrial Development Corporation (CIDCO) has launched its Mega Housing Scheme – December 2025, offering 9,249 newly constructed affordable homes across key nodes of Navi Mumbai under the title “My Preferred CIDCO Home”. The scheme follows the Maharashtra government’s decision to provide a direct 10% reduction in CIDCO housing prices, significantly improving affordability for homebuyers.
The scheme, announced on December 14, 2025, also gives a fresh opportunity to 9,883 applicants from CIDCO’s earlier mass housing scheme announced in October 2024 to reconfirm their allotments within a stipulated time window.
Under the scheme, CIDCO is offering 1 BHK and 2 BHK homes for the Economically Weaker Section (EWS) and Lower Income Group (LIG) categories at multiple locations including Vashi, Bamandongri, Kharkopar, Kharghar, Taloja, Mansarovar, Khandeshwar, Panvel, and Kalamboli. Applications for new units will be accepted online from December 15, 2025, to January 14, 2026, through the official portal cidcohomes.com.

The booklet lays out strict eligibility norms:
Annual family income up to ₹6 lakh
Applicant must be 18 years or above
Minimum 15 years of residence in Maharashtra
Applicant and family must not own a pucca house anywhere in India
Eligible for PMAY subsidy of up to ₹2.5 lakh

EWS applicants may apply for LIG units, but LIG applicants cannot apply for EWS unit
The scheme includes statutory reservations for SC, ST, NT and DT categories, along with non-statutory reservations for state government employees, CIDCO employees, journalists, religious minorities, ex-servicemen, project-affected persons and Mathadi workers.
Applicants claiming reservation must upload valid certificates issued by competent authorities. CIDCO has clarified that failure to submit required documents within the stipulated timeline may result in cancellation of allotment.
Applications are accepted only through online mode. CIDCO has introduced a structured e-KYC system, requiring applicants to complete Aadhaar, PAN and bank verification before submission.

All documents must be uploaded in jpg, png or pdf format, with a maximum file size of 2 MB.
Applicants must pay a non-refundable registration fee of ₹200 plus GST. CIDCO has cautioned that no changes in category, personal details or preferences are permitted after payment of the registration fee.
After successful registration, applicants can select up to 15 location preferences, divided across three preference rounds. Each round allows up to five preferences, with multiple tower or floor options.
A computerised lottery system will determine allotments based on category and preferences. Applicants who are unsuccessful in all rounds may opt for an “Allot Any” fourth round to improve their chances.
Post-lottery, selected applicants must pay the booking amount:
₹75,000 for EWS
₹1.5 lakh for LIG 1 BHK
₹2 lakh for LIG 2 BHK
Further payments must be made as per the Letter of Intent and payment milestones issued by CIDCO.
