The scheme is part of the Mandola Vihar project, launched nearly 15 years ago in the Loni area of Ghaziabad. After the initial phase of sales, buyer interest had slowed, leaving a large number of flats unsold. Authorities have now reopened bookings to clear the remaining inventory.
Officials say the project offers a budget-friendly option compared to other residential areas near Delhi, making it attractive for first-time buyers and investors. With thousands of flats still available, authorities have assured that applicants registering under the scheme are very likely to receive an allotment.
The project is located in Loni, Ghaziabad.
Around 4,000 flats are available under the scheme.
Apartments include 1BHK, 2BHK and 3BHK units.
Flat sizes range from 60 sq m, 75 sq m, 112 sq m to 162 sq m.
Prices range from approximately Rs 29 lakh to Rs 82 lakh.
Allotment is on a first-come, first-served basis.
Registration can be done through the official website of the Uttar Pradesh Housing and Development Board.
The last date for registration is March 31, 2026.
According to officials, around 600 registrations have already been received for the scheme. Interest in the project has picked up significantly after improved connectivity through the Delhi–Saharanpur Expressway.
Real estate experts believe the location could witness increasing demand in the coming years, as the project lies close to Delhi and offers comparatively affordable housing options in the National Capital Region (NCR).
With lower prices and better road connectivity, the Mandola Vihar scheme is emerging as an attractive choice for buyers looking for budget homes near Delhi.

10% discount - if payment is made within 61-90 days
No discount - after 90 days
This is a limited-time offer that remains valid until January 31, 2026. After that, the discount will again be reduced to the regular 5%. This initiative aims to encourage buyers to act quickly and take advantage of the attractive pricing.
