The auction will be conducted online through the Andhra Pradesh government's Bhoo Konugolu Urban Land e-Auction Portal .

The registration process for the NUDA NTR Smart Township plots started on September 24, 2026, and will close on October 3, 2026, at 10 PM . The e-auction is scheduled for October 5, 2026, from 10 AM to 5 PM .

NUDA Jammalapalem Plot Auction 2026: 150 Plots on Offer

According to the NUDA proceedings dated September 22, 2026 , the Kavali MIG layout has 1,112 plots in total. Of these, 744 plots have already been sold , leaving 368 plots to be sold through the Bhoo Konugolu portal.

NUDA has selected 150 plots for the second phase of e-auction . The plots are located in the NTR Smart Township layout at Jammalapalem.

The detailed plot schedule shows 150 individual plots , each carrying an EMD of ₹1 lakh.

Plot Sizes and Reserve Values

NUDA Plot Auction 2026: Eligibility and Documents

NUDA Plot Auction Bid Rules

The bidding will take place through e-auction and bids must be placed in multiples of ₹15,000 .

A bid below the applicable reserve price will not be accepted.

One important rule concerns bids placed near the closing time. If a bid is submitted during the last 10 minutes , the auction closing time will automatically be extended by another 10 minutes . The terms allow an unlimited number of such 10-minute extensions whenever another qualifying bid is submitted.

The bidder submitting the highest bid when the auction finally closes will be declared the successful bidder.

Once a bid has been placed, the highest bidder cannot withdraw or surrender the bid . If the bidder withdraws or surrenders the bid, the EMD will be forfeited in full.

NUDA NTR Smart Township Payment Schedule

The successful bidder has to pay 10% of the final sale price within five days , including holidays, for allotment of the plot.

The EMD already paid during the auction will be adjusted against this 10% payment. The remaining amount required to complete the 10% payment must be deposited within the stipulated five-day period.

If the successful bidder fails to pay the remaining amount within five days, the EMD will be forfeited and the plot allotment will be cancelled .

After allotment, the successful bidder must attend the NUDA office and complete the sale agreement process. The first instalment is required within one month from the date of allotment.

NUDA Plot Payment Schedule After Allotment

After the allotment order, the remaining sale price is payable in three equal instalments:

Third 30% Within 4 months from plot allotment

The terms therefore provide for 10% initially, followed by three 30% instalments , making up the full sale consideration.

A 5% rebate will be provided to an allottee who pays 100% of the plot sale price in a single full payment within one month from the date of allotment .

For delayed payments, simple interest of 0.5% per month will be calculated on the pending amount at the respective payment stage.

What Happens If the Successful Bidder Fails to Pay?

The auction terms contain separate consequences for failure to meet the initial and subsequent payment deadlines.

If the successful bidder does not complete the required 10% payment within five days , the EMD can be forfeited and the allotment cancelled.

If the bidder subsequently fails to pay the first instalment within one month from allotment , the earlier 10% payment can be forfeited and the plot allotment cancelled.

Therefore, bidders should consider the complete payment schedule before placing a bid.

NUDA Jammalapalem Plot Auction: Important Conditions

The purchaser will be responsible for applicable stamp duty, additional stamp duty, transportation charges, fees, statutory and non-statutory dues, taxes, rates and assessment charges .

Any government tax or levy applicable at present or introduced in the future after completion of full payment will also be borne by the e-bidder or participant.

NUDA has also retained the right to accept or reject any or all offers and to adjourn, postpone or cancel the e-auction without assigning a reason.
