In a major boost for affordable housing seekers, the Maharashtra Housing and Area Development Authority (MHADA) has announced that its Pune Board will roll out a fresh lottery for approximately 3,000 affordable homes in March 2026. The announcement comes immediately after the successful completion of the ongoing draw for over 4,100 housing units in the Pune region.

The decision reflects the overwhelming response to MHADA’s recent housing schemes and the growing demand for budget-friendly homes in Pune and nearby urban centres.

Massive Response to Previous Lottery

Earlier this month, MHADA conducted a computerized lottery at the Sharad Chandra Pawar Hall in Pune for more than 4,180 homes across Pune, Pimpri-Chinchwad, Solapur, Kolhapur, and Sangli districts.

The response was unprecedented — over 2.15 lakh applications were received, underlining the strong demand for affordable housing in Maharashtra’s rapidly expanding urban belt.

Officials stated that the transparent, technology-driven draw system has significantly strengthened public trust in MHADA’s housing initiatives.

Where Will the New 3,000 Homes Be Located?

The upcoming March 2026 lottery will include housing units from multiple ongoing and newly planned projects across the Pune region:

  • Shirur – 574 flats under development

  • Kharbwadi – 194 commercial units nearing completion

  • Tathawade – Phase 1 completed; Phase 2 nearly 80% complete, with around 750 residential and non-residential units

  • Mhalunge, Baramati, Purandar and Solapur – New projects under progress

In addition, certain units under the 20% Inclusive Housing Scheme will also be included in the upcoming draw.

Focus on Transparency and Digital Processing

Senior officials emphasized that the entire lottery process is conducted digitally, eliminating manual intervention. Successful applicants will be required to confirm acceptance or rejection within the stipulated timeline through MHADA’s IHLMS 2.0 online system.

Once documentation is completed digitally, sale deeds will be processed without delay.

For remaining unsold units under the 20% housing scheme, MHADA will allocate homes on a “First Come, First Served” basis via the official “Book My Home” portal.

Strict Action on Overcharging by Developers

MHADA has also taken serious note of complaints regarding private developers allegedly charging excess amounts under the 20% housing scheme. In several cases, mediation has been conducted and orders issued to cancel inflated charges.

Authorities clarified that lottery winners must be provided with 50% parking entitlement, reinforcing compliance and consumer protection measures.

Additionally, after the removal of encroachments on land parcels in the Chandnagar–Khardi area, the land has been brought back under MHADA’s control for future housing development.

Strong Affordable Housing Track Record

Over the past two and a half years, MHADA’s Pune Board has reportedly made nearly 25,000 affordable homes available, making this the seventh lottery during the period. Officials believe this consistent supply has positioned MHADA as one of Maharashtra’s most trusted affordable housing providers.

Mumbai to See 5,000 More Homes Soon

Alongside Pune, MHADA is preparing to release around 5,000 affordable homes in Mumbai over the next two to three months. Nearly half of these units are expected to be located in Goregaon.

Additionally, 120 flats across Mumbai are being offered on a first-come, first-served basis.

Prices for MHADA homes in Mumbai range widely — from approximately ₹38 lakh for affordable units to premium apartments priced above ₹8 crore in South Mumbai locations.
