The Maharashtra Housing and Area Development Authority (MHADA), acting as the designated Planning Authority under the Pradhan Mantri Awas Yojana (PMAY), has issued an Intimation of Approval (IOA) for a large-scale affordable housing project in Pune district.

The approval has been granted to M/s Deshmukh Development for the proposed construction of 407 residential tenements and 20 commercial shops under the Affordable Housing in Partnership (AHP) – PPP model of the PMAY scheme.

    • 339 EWS (Economically Weaker Section) units

    • Building B: Ground + 5 floors

    • Building C: Ground + 6 floors

  • Total Construction Area: 19,976.04 sq. m
    (Below 20,000 sq. m – Environmental Clearance not mandatory unless area increases)

  • Model: Vertical AHP – Public Private Partnership (PPP)

  • Governed by MRTP Act, 1966 and Unified DCPR

  • MAHA RERA registration is mandatory

 Validity & Timeline

  • PMAY housing projects have been granted an extension up to 31 December 2025

  • The developer must complete construction on or before 31-12-2025

 Important Conditions

  • Construction cannot start until Commencement Certificate (Plinth level) is issued

  • Multiple NOCs required, including:

    • Fire (CFO)

    • Water Supply

    • Drainage

    • Electricity (MSEB)

    • Airport Authority (if applicable)

    • Railways / NHAI / Irrigation Department (if applicable)

  • STP, Rainwater Harvesting, Solar Systems, Grey Water Recycling mandatory

  • Security Deposit: ₹1,20,015

  • Structural designs must be approved by IIT / VJTI / VNIT / COEP or equivalent Govt. institute

MHADA has clarified that:

  • The IOA is issued only for obtaining statutory NOCs

  • It does not permit commencement of construction

  • MHADA reserves the right to withdraw or cancel approval if conditions are violated or documents are found misleading
