Mumbai: The Mumbai Board of MHADA has accelerated work on the ambitious Patra Chawl redevelopment project in Goregaon , announcing plans to construct 1,418 additional residential units across two new plots under the scheme.
The move is expected to provide a significant boost to affordable housing in Mumbai , particularly for buyers from the Lower Income Group (LIG) and Middle Income Group (MIG) categories.
According to officials, MHADA has already initiated the tender process for the new housing construction. The upcoming flats will be developed on two newly identified land parcels received by the Mumbai Board through the redevelopment exercise.
The long-pending redevelopment of Siddharth Nagar, popularly known as Patra Chawl , has gradually gathered pace after years of delay. MHADA has already completed rehabilitation buildings and started the process of handing over homes to original residents.
As part of the redevelopment arrangement, the Mumbai Board received nine sale component plots , where fresh housing inventory is being created for public sale through MHADA lottery schemes.

MHADA officials said work on the R-7/A-1 plot is expected to be completed within 48 months from commencement, while construction on the R-12/A plot is targeted for completion within 36 months .
If the project progresses as scheduled, the newly proposed homes are likely to be ready by 2030 .
The Mumbai Board plans to sell the flats through the popular MHADA lottery system .
Sources indicated that under MHADA policy, even under-construction housing stock is sometimes included in lottery draws. Therefore, these homes could potentially be introduced in future lotteries within the next one to two years.
The development is being viewed as a major relief for aspiring homebuyers, especially because large-scale affordable housing projects in prime suburban locations such as Goregaon remain limited.
The Patra Chawl redevelopment has emerged as one of Mumbai’s most closely watched urban renewal projects due to its scale, location and prolonged legal complications in earlier years.
With thousands of homes now being developed under the project, MHADA aims to strengthen the supply of budget and mid-income housing in the western suburbs of Mumbai.
