MHADA Nashik Housing Lottery: Online Applications Open for 402 Flats — Check Prices, Locations & How to Apply

Nashik: The Nashik Housing and Area Development Board, a regional division of MHADA, has opened online registrations for its latest housing lottery, offering 402 residential flats for sale on an advance contribution basis across Nashik city.

The registration programme was launched under MHADA’s Go Live initiative by Vice-Chairman and CEO Sanjeev Jaiswal. This marks the fourth lottery announced by the Nashik Board in 2025, following the allotment of 846 homes earlier this year.

Affordable Homes Across Key Locations

The flats are spread across multiple ongoing housing projects in Chunchale, Pathardi, Makhmalabad, Adgaon and Satpur. A majority of the homes are earmarked for the low-income group (LIG), with the rest reserved for the middle-income group (MIG).

  • LIG Category — 293 flats:
    • Chunchale – 138
    • Pathardi – 30
    • Makhmalabad – 48
    • Adgaon – 77

  • MIG Category — 109 flats:
    • Satpur – 40
    • Pathardi – 35
    • Adgaon – 34

Home prices start from ₹14,94,023 and go up to ₹36,75,023, depending on location and category. Selected applicants will be required to make payments in five instalments.

MHADA has stated that the new lottery aims to help more families secure affordable housing within the rapidly developing Nashik urban region.
 




The Maharashtra Housing and Area Development Authority (MHADA) has rolled out its latest online housing lottery for Nashik, offering 478 affordable flats across six different locations. Prices start from as low as ₹5.48 lakh and go up to nearly ₹27 lakh, making it one of the most cost-effective housing opportunities in the region.

Focus on Affordable Housing

The new scheme is part of MHADA’s 20% Inclusive Housing Policy, which ensures that low-income families are not left out of urban development. The flats, largely targeted toward the Economically Weaker Section (EWS), aim to address the growing housing demand in Nashik, a city that has witnessed steady residential growth over the past decade.

Locations of the Flats

The 478 flats are spread across six Nashik localities:

  • Deolali Shivar – 22 flats

  • Gangapur Shivar – 50 flats

  • Pathardi Shivar – 64 flats

  • Mhasrul Shivar – 196 flats

  • Nashik Shivar – 14 flats

  • Agar Takli Shivar – 132 flats

The highest concentration of flats is in Mhasrul and Agar Takli, meaning applicants have better chances in these zones, while Nashik Shivar offers only 14 units, making it the most limited.

Size and Pricing Details

The homes range from 215 sq. ft. (studio units) to 537 sq. ft. (compact 1-BHK style). Despite their modest size, the pricing makes them attractive for first-time buyers:

  • Lowest price: ₹5.48 lakh (for the smallest unit)

  • Highest price: ₹27 lakh (for the largest unit)

For context, private developers in Nashik often price even a small one-bedroom apartment between ₹35–40 lakh, meaning MHADA’s flats remain significantly more affordable.

Application Process

The registration window opened on September 4, 2025, during a launch event attended by MHADA Vice President & CEO Sanjeev Jaiswal. Interested applicants must apply only through MHADA’s official platforms:

Track Record in Nashik

This is the third lottery of 2025 by MHADA’s Nashik Board. Earlier this year, it allotted:

  • 379 flats

  • 105 shops

  • 32 plots

While smaller in scale compared to Mumbai lotteries, these draws indicate a steady supply of affordable housing in Nashik.

Broader MHADA Context

MHADA’s efforts extend beyond Nashik. In Mumbai, nearly 5,000 homes are expected to go on sale around Diwali 2025, while the Konkan region has more than 5,200 flats and 77 plots in the pipeline.

Compared to Mumbai’s wider price spectrum (₹29 lakh to over ₹6 crore), Nashik’s lottery focuses strictly on low-income affordability, making it a key step in Maharashtra’s housing mission.
