Ghaziabad, NCR:
The Ghaziabad Development Authority (GDA) has announced an ambitious plan to develop a large-scale, integrated township named Harinandpuram Township, spread across 541 hectares. Positioned as a “New City” within Ghaziabad, the project aims to offer affordable and well-planned housing options for residents of the Economically Weaker Section (EWS) and Middle Income Group (MIG).
According to GDA officials, the township is being developed in response to rising housing demand and the increasing cost of private townships in the NCR. Harinandpuram Township is expected to bring a more accessible, quality living environment to the region, complete with robust physical and social infrastructure.
GDA Vice Chairman Nand Kishore Kalal confirmed that the first phase of the township is set to begin within the next five months. Preparations for land acquisition, planning, and layout finalisation are already underway.
Revenue generated from Phase-1 will be reinvested into the development of essential infrastructure, including:
Road networks
Electricity distribution
Water supply systems
Drainage and sewage infrastructure
Officials emphasized that the aim is not only to provide housing but also to ensure a high-quality lifestyle for future residents.
The township will utilize land across eight villages, with farmers being compensated at a rate four times the DM circle rate.
So far:
35 hectares have been officially registered
85 hectares have received committee approval
Authorities described the land acquisition model as beneficial for both the farmers and the GDA, helping maintain transparency and cooperation throughout the process.
A topographical survey of the project site has already started and is expected to be completed within the next 30 days. Once the survey is finalized, GDA will begin:
Sector-wise planning
Final land procurement
Infrastructure layout development
Preparation for the first phase launch
Following these stages, construction work—including roads, drains, electricity grids, and water pipelines—will begin in a phased manner.
With its scale, planning, and focus on affordability, Harinandpuram Township is poised to become one of the most significant housing projects in the region. The project is expected to ease housing pressure in Ghaziabad and offer new opportunities for families seeking budget-friendly yet well-designed homes close to Delhi.
As development progresses rapidly, GDA is optimistic that Harinandpuram Township will evolve into a future-ready urban hub within the NCR.
GHAZIABAD: The Ghaziabad Development Authority (GDA) is gearing up to launch a major housing initiative in Siddharth Vihar, signalling a significant expansion of affordable residential infrastructure in the city. According to initial reports, the authority is preparing to begin construction of around 3000 new housing units near the Prestige Group area. The project is expected to kick off as early as next week, making it one of GDA’s most ambitious upcoming developments.
As per officials, the registration process for these new units will start soon. The registration fee has been fixed at ₹5,000, keeping it affordable for lower- and middle-income groups. Application forms will be made available through HDFC Bank branches, ensuring convenient access for interested applicants across Ghaziabad.
GDA’s Additional Secretary Pradeep Kumar Singh stated that all applicants will have to undergo a mandatory verification process. After the verification, the authority will conduct a lottery-based allocation for the eligible candidates.
To maintain transparency and ensure that the benefits of affordable housing reach the genuinely needy residents, GDA has set clear eligibility conditions:
Applicants must submit an income certificate, proving that their annual family income does not exceed ₹3 lakh.
A valid residence certificate is required.
Only permanent residents of Ghaziabad are eligible to apply for these homes.
These criteria have been implemented to ensure that the scheme benefits economically weaker households within the city.
In its continuing efforts to address the demand for affordable housing, GDA has already constructed 3496 flats under the Economically Weaker Section (EWS) category across various locations. These include:
Newari
Noornagar
Pratap Vihar
Madhuban Bapudham
Dasna
All these units were developed under the Pradhan Mantri Awas Yojana (PMAY), the central government’s flagship scheme aimed at providing housing for all.
While a majority of these EWS flats have already been allotted, officials confirm that a significant number of units remain vacant. This has raised concerns regarding awareness, affordability, and the interest level of citizens in such schemes.
Local officials believe that with the improvement of essential amenities such as electricity and water supply, the occupancy of these units is expected to rise.
According to Assistant Engineer Rudresh Shukla, the technical groundwork for these flats is progressing steadily. The electrification work has been fully completed, ensuring that essential power supply infrastructure is ready for residents.
Additionally, tenders have already been issued for laying water supply pipelines, which will soon allow water to reach the PMAY housing units. Officials expect that within a short span of time, full water supply services will be operational.
This infrastructural progress is crucial not only for the existing EWS flats but also for the upcoming 3000-unit housing project in Siddharth Vihar.
With Ghaziabad rapidly emerging as a major urban centre in NCR, large-scale affordable housing projects like the one planned in Siddharth Vihar are expected to support the city’s expanding population. The construction of 3000 new units is anticipated to bring fresh momentum to the area’s real estate landscape.
Urban planners say that this project will also help decongest other densely populated parts of the city, offering more planned residential options with better infrastructure.
GDA officials have clarified that detailed guidelines, application timelines, and complete project specifications will be announced shortly. Citizens interested in applying for the new units are advised to keep track of upcoming announcements from GDA.
The housing authority has assured that all relevant updates will be released through official channels and media bulletins to ensure broad public awareness.
