The Uttar Pradesh Awas Vikas Parishad (UPAVP) has approved a new pricing calculation policy, bringing major relief to homebuyers. As per the decision taken in the recent Board Meeting held on Friday, prices of plots, houses, and flats across existing and upcoming UPAVP schemes may reduce by up to 25%.
One of the most significant changes has been made in Vrindavan Yojana IT City, Lucknow, where land rates were earlier fixed at 1.5 times higher than residential rates.
Now, these rates have been reduced to residential rates (1x).
Earlier IT City rate: ~₹58,000 per sq.m
Residential rate: ~₹38,000 per sq.m
Revised rate: Brought down to residential level
Additionally, buyers purchasing land above 10 acres will get land at 10% lower than residential rates (0.9x).
According to Deputy Housing Commissioner Pallavi Mishra, the IT City scheme saw four tender attempts, but no buyers came forward, prompting the board to revise prices.

These changes follow the approval of the “Model Costing Guideline Principles 2025” by the Yogi Cabinet, allowing development authorities across UP to reduce prices of unsold properties by up to 25%.
