The Kanpur Development Authority (KDA) is preparing to launch a new housing scheme aimed at boosting the sale of unsold flats across its various residential projects. According to sources, the proposal will be placed before the KDA Board meeting scheduled for December 18, 2025.
At present, nearly 6,500 flats remain unsold under different KDA schemes. To address this issue, the authority is considering a policy under which possession of flats will be granted after payment of just 25% of the total cost, irrespective of the category.
Under the proposed scheme:
Buyers will receive immediate possession on paying 25% of the flat cost
The remaining amount can be paid as per KDA’s prescribed payment schedule
Earlier, KDA had introduced a similar scheme on March 30, 2025, under which:
EWS flats were offered possession on 25% payment
Other categories required 50% upfront payment
However, no new housing scheme was launched during the current financial year, which adversely affected flat sales. The proposed policy aims to revive demand and clear existing inventory.
In another significant move, KDA is also set to revise its policy regarding plots sold through the auction process.
Currently:
In lottery-based plot allotments, an alternative plot is provided if the allotted plot is found disputed
In auction cases, KDA only refunds the amount in case of dispute
The new proposal seeks to extend the alternative plot provision to auction-based allotments as well, offering greater protection and assurance to buyers.
Both proposals are expected to be discussed during the December 18 board meeting. A final decision will be taken after formal approval by the authority.
Further details regarding the launch date, registration process, and eligibility criteria will be announced once the proposals are approved.
