HMDA to Launch 2,032 Online Plot Auctions Amid Positive Real Estate Momentum

With renewed positivity in the real estate market, the Hyderabad Metropolitan Development Authority (HMDA) is preparing to auction plots online in several previously identified layouts.

The government has recently expanded HMDA’s jurisdiction up to the Regional Ring Road (RRR). Orders have also been issued authorizing HMDA to grant permissions for buildings exceeding ten floors in these areas.

Strong Response to Recent Auctions

Recent online auctions conducted in Kokapet, Rayadurgam, and other prime locations received an encouraging response from buyers. Following this success, authorities are now making arrangements to auction plots in the remaining layouts. Officials have already completed an assessment of the available inventory.

Most Layouts Between ORR and RRR

A majority of these layouts are located between the Outer Ring Road (ORR) and the proposed Regional Ring Road (RRR). The city’s expansion is currently moving in that direction.

To improve connectivity between ORR and RRR, greenfield roads and radial roads are being constructed. With increasing congestion within the city, many buyers are showing interest in purchasing plots in suburban areas and building homes there.

Clear Titles Boost Buyer Confidence

One of the key reasons behind strong demand for HMDA plots is that they are title-free and free from legal disputes. This transparency significantly enhances buyer confidence.

Previous Auctions Saw High Prices

Around two years ago, plots auctioned in several layouts witnessed strong demand, with prices averaging between ₹60,000 to ₹70,000 per square yard.

Even now, many plots remain unsold in those layouts. Authorities plan to include these along with newly identified plots in the upcoming auction rounds.

HMDA Set for Mega Land Auction: 42 Acres Likely to Fetch Over ₹5,000 Crore

Hyderabad, January 18:
The Hyderabad Metropolitan Development Authority (HMDA) is preparing for a major land auction, with the state government giving clearance to sell prime government lands across key locations in the city, including Moosapet, Banjara Hills and Kondapur.

In total, around 42 acres of high-value land will be auctioned online shortly, with officials estimating that the sale could generate over ₹5,000 crore in revenue for the state government.

Moosapet Gets Green Signal

Among the prominent parcels is 14 acres of land at Moosapet, located along National Highway-65, which the HMDA plans to auction in two separate plots. Although the proposal was cleared nearly three months ago, it had earlier faced resistance from local residents and public representatives, forcing HMDA to temporarily shelve the plan.

However, officials recently submitted a report to the government stating that portions of the land were being encroached upon, with unauthorised constructions cropping up overnight despite repeated eviction drives. Citing the risk of large-scale encroachment in future, HMDA recommended auctioning the land, following which the government has now granted the green signal.

Banjara Hills and Kondapur Also in the List

In Banjara Hills, HMDA has decided to auction 8.37 acres located near the MLA Colony. While HMDA originally owned nearly 15 acres in the area, a significant portion has already been encroached upon over the years, leaving only a limited stretch fit for sale.

Meanwhile, the government has also directed HMDA to sell 20 acres of land in Kondapur, further adding to the scale of the upcoming auction.

Strong Market Expectations

The move comes amid a sharp shortage of large, clear-title land parcels in Hyderabad, especially for major real estate developers. While private land is available, many owners are reluctant to sell outright and prefer joint development agreements.

This has made HMDA and TGIIC auctions highly attractive. Recently, land at Kokapet fetched ₹151 crore per acre, while TGIIC land at Raidurg was sold at ₹177 crore per acre, setting new benchmarks.

Against this backdrop, industry circles and city residents alike are keenly watching how Moosapet, Banjara Hills and Kondapur lands will be priced in the upcoming auction.

Previous Protests and Policy Shift

Earlier, HMDA had cancelled the Moosapet land auction following widespread complaints that public-use land was being sold. However, based on fresh reports highlighting repeated encroachments and future risks, the government reconsidered its stance.

After consultations with local public representatives, the state has now cleared the sale, marking a significant policy shift.

Massive Revenue Push

With all three locations combined, HMDA is preparing to auction 42 acres of land online, aiming to mobilise more than ₹5,000 crore to support the state’s infrastructure and development projects.

Officials indicated that detailed auction notifications are expected to be released shortly.
 

HMDA to auction 28.3 acres in Banjara Hills, Kondapur; notification this month

Hyderabad:
The Hyderabad Metropolitan Development Authority (HMDA) is set to auction government land parcels in some of the most premium localities of the city, with arrangements already in place for the sale of 8.3 acres in Banjara Hills and 20 acres in Kondapur. Officials said the auction notification is likely to be issued later this month.

According to HMDA officials, the 8.3-acre land parcel is located in the high-value Film Nagar–Banjara Hills belt and has already been divided into plots to facilitate the auction. Given the prime location and strong real estate demand in the area, the land is expected to attract significant interest from developers, particularly those planning multi-storey commercial and residential projects.

Similarly, the 20-acre land parcel in Kondapur — situated close to Hyderabad’s IT hub — will also be put up for public auction. With land prices in Kondapur running into lakhs of rupees per square yard, officials estimate that the auctions could fetch the state exchequer thousands of crores of rupees.

“The infrastructure in both locations is well developed, and connectivity is a major advantage. There is already strong interest from builders and real estate firms,” a senior HMDA official said.

Meanwhile, HMDA has also initiated the process of repossessing around 70 acres of land in Kokapet that was earlier leased to IT companies. Officials said discussions are underway with the concerned firms as the lease period has expired. Once the land is repossessed, it may also be considered for future monetisation.

The move to auction premium government lands is part of the state government’s broader strategy to generate substantial non-tax revenue and strengthen its finances, officials added.

TGHB to Offer339  LIG Flats in Gachibowli, Warangal and Khammam

The Telangana Housing Board (TGHB) has announced the sale of 339 Lower Income Group (LIG) flats in Gachibowli, Warangal and Khammam, to be allotted through a lottery system. Applications with a ₹1 lakh earnest money deposit must be submitted by January 3, 2026, through MeeSeva centres or designated TGHB offices.

In Gachibowli, flats developed by Ramky Infrastructure and Vasantha Projects range from 480 to 637 sq ft, priced between ₹26.4 lakh and ₹36.2 lakh.
In Warangal, Ramky Enclave offers flats of 558–609 sq ft priced between ₹19.6 lakh and ₹21.35 lakh.
In Khammam, 126 flats at Sri Ram Hills, developed by Suprabath Infrastructure, are priced at ₹11.25 lakh for 450 sq ft units.

Eligible applicants must have a monthly income up to ₹50,000 and should not own a house in the city where they apply. Flats are offered on an “as is where is” basis, with a five-year lock-in period after allotment. Lottery draws will be held between January 6 and 10, 2026.  - CHECK COMPLETE DETAILS
