The Hyderabad Metropolitan Development Authority (HMDA) is set to resume land auctions in Neopolis, Kokapet, after nearly two years

The Hyderabad Metropolitan Development Authority (HMDA) is set to launch the sale of premium residential plots across strategically developed layouts around the city. Awaiting final government approval, the sale process will commence immediately upon receiving the green light.

HMDA has meticulously planned and developed multiple layouts in prime locations along and beyond the Outer Ring Road. Each layout is equipped with essential infrastructure to support residential settlement. Land for these developments was acquired through pooling agreements with local farmers in Thorrur, Pratapsingaram, Immulnarva, and Lemuru.


Lemuru Layout: Thoughtful Planning, Equitable Allocation

In Lemuru, 83 acres of land were pooled and transformed into a well-planned residential layout. Out of 497 developed plots, 333 were allotted to land-contributing farmers, while the remaining 164 plots-retained by HMDA-are now up for auction.


Thorrur Layout: Largest Development Spanning 117 Acres

HMDA's flagship layout in Thorrur spans an impressive 117 acres, featuring 985 residential plots. A significant portion of these plots are now ready for sale, with 493 plots currently available for bidding.


Pratapsingaram Layout: Extensive Availability

Another major development is the 165-acre layout in Pratapsingaram, comprising 1,093 plots. Of these, 793 plots are available for sale, jointly held by HMDA and local farmers.


Auction-Only Sales Model: Competitive Bidding Required

All available plots will be sold exclusively through a highest-bidder auction model. Base prices are expected to start between ₹20,000 to ₹30,000 per square yard, depending on the location and demand.


Latest Updates here: https://www.hmda.gov.in/ For the past few years, the HMDA has been on a binge of plot auctions in the Hyderabad metropolitan area. Different layouts plotted in different parts of the city are sold out. The HMDA buys government land or purchases from private individuals or firms, and develops it with all basic requirements, before obtaining necessary legal approvals and conducting the auction. The plots will be detailed by HMDA along with e-auction notification number along with applications of the prospect buyers. In this announcement, HMDA clarifies on the registration process, bidding process, system transparency, and the return of security deposits. This e-auction is open for participation directly by individuals, companies and NRIs in the country.

Auction Process:

  • HMDA announces in advance the plots that go for auction as well as the minimum price. The minimum price serves as an entry price limit for bidders who need to bid at or above this. As per HMDA only EMD (Earnest Money Deposit) has to be paid to take part in the process.

  • EMD is essential to get qualified for property auctions. This amount of deposit is a security deposit, usually around 10% of the auction price. The one with the highest bid gets the plot.

  • Post auction, payment needs to be done in parts by HMDA. After payment the plot is registered under the new owner. EMD will be refunded to those who lose the plot.
