Land prices in Hyderabad continue to soar, and the Hyderabad Metropolitan Development Authority (HMDA) is gearing up for another major land auction. This time, the authority plans to auction 25 acres of prime land in Kokapet Neopolis, targeting a massive revenue of ₹3,000 crores. Given that land here has fetched over ₹100 crores per acre in past auctions, officials are expecting an overwhelming response again. The auction process is likely to begin in November, with the proceeds set to fund city development and infrastructure projects.
Hyderabad’s Skyrocketing Land Craze
Hyderabad’s real estate market shows no signs of slowing down. With some plots crossing ₹100 crore per acre, the city’s demand for government land auctions is unmatched. Whenever HMDA puts land on sale, investors and developers compete fiercely, often bidding two to three times higher than the base price. These auctions have become a major source of revenue for the government, demonstrating the city’s growing prominence as a real estate hotspot.
TSIIC vs HMDA: A Healthy Competition in Revenue Generation
While the Telangana State Industrial Infrastructure Corporation (TSIIC) has been leading in land-based revenue generation, HMDA is now entering the race with renewed enthusiasm. The upcoming Neopolis auction of 25 acres in Kokapet is expected to generate ₹3,000 crore, placing HMDA on par with TSIIC’s high-value auctions. The auction notification is likely to be issued in the first week of November, possibly after the Jubilee Hills by-election.
Previous Record-Breaking Auctions
HMDA has already set benchmarks in previous Neopolis auctions. In the Phase-1 auction (June 2021), the authority sold around 49 acres, earning ₹2,000 crore. The Phase-2 auction (August 2023) broke records, fetching ₹3,300 crore, with one acre sold at ₹100 crore. However, this record was recently surpassed by TSIIC’s Rayadurgam auction, where land reached ₹177 crore per acre—the highest ever in Hyderabad.

According to HMDA Metropolitan Commissioner Sarfaraz Ahmed, the Phase-3 auction of 25 acres in Neopolis will be conducted next month. Officials are finalizing the minimum price per acre, which previously stood at ₹35 crore. Given past trends, the upcoming auction is expected to attract top developers and record-breaking bids once again.
Rising Land Value in Western Hyderabad
The western corridor of Hyderabad, including Rayadurgam and Kokapet, has become a hub for high-value land transactions. Telangana government to sell government lands once again Hyderabad - TGIIC has issued a notification to auction 4,718.22 square yards of government land located in Knowledge City under Raidurg in Serilingampalli mandal of Rangareddy district. The TGIIC notification has fixed a reserve price of Rs. 3,10,000 per yard. The e-auction will be held on November 11th from 3 pm to 6 pm.

రాష్ట్ర ఆర్థిక వనరులను బలోపేతం చేయడానికి తెలంగాణ ప్రభుత్వం మరోసారి విలువైన భూములను వేలం వేయడానికి సన్నద్ధమవుతోంది.
తెలంగాణ స్టేట్ ఇండస్ట్రియల్ ఇన్ఫ్రాస్ట్రక్చర్ కార్పొరేషన్ (TSIIC) ఒక ప్రకటన విడుదల చేసింది. ఇందులో సీరిలింగంపల్లి మండలం, రాయదుర్గం పాన్ మక్టా గ్రామంలోని సర్వే నంబర్ 83/1లోని 18.67 ఎకరాల భూమిని వేలం వేయనున్నట్లు పేర్కొంది.
ప్రతి ఎకరానికి సుమారు రూ.101 కోట్లు అంచనా ధరగా నిర్ణయించబడింది. ఈ వేలం ద్వారా ప్రభుత్వానికి దాదాపు రూ.1,900 కోట్ల ఆదాయం వచ్చే అవకాశం ఉందని అంచనా.

ఈ వేలం ద్వారా లభించే నిధులను ప్రధానంగా ఇన్ఫ్రాస్ట్రక్చర్ ప్రాజెక్టుల కోసం వినియోగించనున్నారు. వీటిలో:

The Hyderabad Metropolitan Development Authority (HMDA) is set to launch the sale of premium residential plots across strategically developed layouts around the city. Awaiting final government approval, the sale process will commence immediately upon receiving the green light.
HMDA has meticulously planned and developed multiple layouts in prime locations along and beyond the Outer Ring Road. Each layout is equipped with essential infrastructure to support residential settlement. Land for these developments was acquired through pooling agreements with local farmers in Thorrur, Pratapsingaram, Immulnarva, and Lemuru.
In Lemuru, 83 acres of land were pooled and transformed into a well-planned residential layout. Out of 497 developed plots, 333 were allotted to land-contributing farmers, while the remaining 164 plots-retained by HMDA-are now up for auction.
HMDA's flagship layout in Thorrur spans an impressive 117 acres, featuring 985 residential plots. A significant portion of these plots are now ready for sale, with 493 plots currently available for bidding.
Another major development is the 165-acre layout in Pratapsingaram, comprising 1,093 plots. Of these, 793 plots are available for sale, jointly held by HMDA and local farmers.
All available plots will be sold exclusively through a highest-bidder auction model. Base prices are expected to start between ₹20,000 to ₹30,000 per square yard, depending on the location and demand.

Different layouts plotted in different parts of the city are sold out. The HMDA buys government land or purchases from private individuals or firms, and develops it with all basic requirements, before obtaining necessary legal approvals and conducting the auction. The plots will be detailed by HMDA along with e-auction notification number along with applications of the prospect buyers. In this announcement, HMDA clarifies on the registration process, bidding process, system transparency, and the return of security deposits. This e-auction is open for participation directly by individuals, companies and NRIs in the country.

Post auction, payment needs to be done in parts by HMDA. After payment the plot is registered under the new owner. EMD will be refunded to those who lose the plot.
