The Gorakhpur Development Authority (GDA) is preparing to launch an online registration and allotment process for more than 200 unsold properties with a combined value of over ₹225 crore.

The authority has been working on a plan to sell properties that have remained vacant for several years. Under the revised pricing policy based on the new guidelines, buyers may receive attractive discounts and payment benefits on selected residential flats, shops and commercial units.

GDA to Sell 200+ Unsold Properties Through Online Process

GDA currently has a large inventory of constructed properties that have not found buyers despite being available for a long time. These include residential flats, commercial shops, office spaces and other developed properties across different housing and commercial projects.

The online registration process is expected to begin soon after the final approval of revised rates. Through this process, buyers will be able to apply digitally and participate in the allotment procedure.

Buyers Can Get Up to 25% Discount on Selected Properties

To attract buyers towards vacant properties, GDA has planned several incentives. Properties classified as less-preferred or unsold assets may be offered with discounts of up to 25%.

However, the discounted price will not go below the original base price fixed during the initial sale announcement.

Apart from the direct discount, buyers making full payment within the specified period may also receive additional benefits.

Additional Discount for Early Payment and Bulk Purchase

GDA is also planning special concessions for different categories of buyers:

• Buyers making complete payment within 45 to 90 days may get an additional discount of around 4% to 6%.
• Institutional investors and bulk buyers purchasing multiple units may receive extra benefits.
• Purchase of 10, 50 or more units together may qualify for additional discounts ranging from 5% to 15%.

The authority expects these measures to increase demand for vacant residential and commercial properties.

Lohia Enclave, Ramgarhtal

Lohia Enclave has one of the highest numbers of vacant flats, with around 45 residential units still awaiting buyers.

GDA Tower, Golghar

The multi-storey GDA Tower, located in one of Gorakhpur's major commercial areas, has several vacant commercial spaces. Shops, food court areas, restaurants and office spaces have remained unallotted for years.
