The Lucknow Development Authority (LDA) is preparing to launch several new housing schemes across the city. In a major development, LDA has officially finalized the prices of flats and land for these upcoming residential projects, bringing clarity for homebuyers and investors.

Chandrika Apartment Scheme (Sitapur Road)

One of the most anticipated projects is the Chandrika Apartment Housing Scheme, located on Sitapur Road. This scheme is specifically designed to cater to the housing needs of:

• Economically Weaker Section (EWS)
• Low Income Group (LIG) and middle-class families

LDA has proposed affordable pricing for this scheme:

  • Area: 38 sq. meters
  • Price: ₹8.99 lakh (approx.)

  • Area: 50 sq. meters
  • Price: ₹32.92 lakh (approx.)

As per the latest updates, the foundation (shilanyas) of the Chandrika Apartment Scheme is expected to take place by the end of July 2026.

Varun Vihar Residential Scheme

Among all the schemes, Wellness City is expected to be the most premium project, with significantly higher land prices compared to others. This may make it less affordable for average buyers.

According to LDA Finance Controller Anil Kumar Singh, the announced prices are only base rates. Buyers will need to pay additional charges, including:

• 12% Freehold Charges
• Water and Sewer Charges
• Corner Charges (for plots on roads 18 meters or wider)
• Park Facing Charges
• Premium Location Charges

These additional costs will increase the overall price of the property.
