The Bhopal Development Authority (BDA) has announced the sale of 54 duplex houses under its Aerocity Phase-1 (Aerocity Residency) Scheme. The sale process will be conducted from 23 September 2025 to 8 October 2025.
According to the notice, the duplex houses are built on plots measuring about 203 sq. mtrs., with a covered area of around 134 sq. mtrs. The tentative prices of the units fall in the range of ₹60 lakh to ₹70 lakh, depending on location and specifications.
Prospective buyers are required to deposit an Earnest Money Deposit (EMD) between ₹6.04 lakh and ₹7.06 lakh to participate in the sale. A detailed schedule containing unit numbers, plot sizes, base prices, and EMD requirements has been provided in the official BDA notice.
The Aerocity Residency Scheme is one of BDA’s major residential projects, offering ready-to-move duplex houses in a well-planned township. With modern amenities and easy connectivity, the project is expected to attract significant interest from homebuyers.
The last date for participation is 8 October 2025, and allotments will be made strictly as per the terms and conditions laid down by the Bhopal Development Authority.

Key Terms & Conditions:
Property tax, redevelopment charges, and resident welfare association fees will be payable separately.
An advance payment of ₹46,728/- for water supply, street lighting, and maintenance for 24 months must be deposited.
Sale will be on a freehold ownership basis.
TDS deduction under Section 194IA of the Income Tax Act is mandatory for properties valued over ₹50 lakh.
100% of the property price must be deposited within 45 days of the allotment order, failing which a 12% interest will be charged.
Buildings will be sold on an “as is where is” basis; applicants are advised to inspect the site before submitting proposals.
Other rules and regulations as prescribed by the government from time to time will apply.
