Noida Authority E-Auction 2026: 34 Food, Retail Kiosks in Sector 18 and Near GIP Mall

Noida: The Noida Authority is set to give a fresh push to the city's commercial and retail activity by offering 34 kiosks through e-auction in two of Noida's major high-footfall destinations — Sector 18 and the area near Gate No. 2 of GIP Mall in Sector 38A .

The Authority has issued an Expression of Interest (EOI) inviting applications from interested parties. The kiosks will be allotted through e-auction for seven years , with the licence period extendable by another three years .

The move is expected to create new opportunities for food, retail and other businesses while adding organised commercial activity to some of Noida's busiest shopping destinations.

Noida Authority to E-Auction 34 Kiosks

Of the total 34 kiosks , 19 are located near Gate No. 2 of GIP Mall in Sector 38A , while the remaining 15 kiosks are located at different points in Sector 18 market .

According to Noida Authority OSD Indu Prakash Singh , the kiosks will be allotted to individual applicants through e-auction after an earlier plan to lease all the kiosks to a single private operator failed to attract suitable bidders.

The kiosks are positioned in areas with significant pedestrian and visitor movement and are supported by facilities including seating and parking .

19 Kiosks Near GIP Mall in Sector 38A

The 19 prefabricated kiosks in Sector 38A have already been installed. Each kiosk measures approximately 10.80 square metres .

The Authority plans to develop the location as a themed commercial and food destination , with the concept aimed at showcasing the cuisines and cultural diversity of different states.

The proposed commercial zone has been developed along DSC Road , a key commercial stretch. The project also includes seating facilities and roadside parking for more than 100 vehicles .

15 Kiosks to Come Up in Sector 18

The Noida Authority has established another 15 kiosks in Sector 18 , with each kiosk measuring around 11.34 square metres .

The Sector 18 commercial area includes several additional public-facing features, including a 22 ft x 13 ft Delta Screen, six sculptures, 65 bollards and 24 seats .

ELIGIBILITY

  • Any individual, trust, firm, company or registered co-operative society may apply for one or more kiosks.

  • Separate application is required for each kiosk.

  • Individuals must submit valid identity proof (Aadhaar/PAN/Passport/Driving Licence).

  • 17.5% of kiosks are reserved for villagers whose land has been acquired by YEIDA for YEIDA/Noida International Airport, subject to submission of affidavit and proof.

  • Reserved kiosks remaining unallotted shall be opened for general category applicants.

FEES & DEPOSITS

  • Brochure Fee: ₹1,000 + GST

  • Processing Fee: ₹10,000 + 18% GST (non-refundable, per kiosk)

  • Earnest Money Deposit (EMD): As specified kiosk-wise in the Scheme Brochure

  • Reserve Price: As specified kiosk-wise

PAYMENT PLAN

  • 10% of kiosk cost as Earnest Money Deposit (EMD).

  • 40% of total premium (after adjustment of EMD) payable within 60 days from issue of Allotment Letter along with applicable GST.

  • Delay beyond stipulated period shall result in cancellation of allotment and forfeiture of EMD.

  • One-time extension of 30 days may be granted in exceptional cases with penal interest @13.50% per annum + GST.

  • Balance 60% payable in four half-yearly instalments over two years with interest @ 10.50% per annum.

  • Default in instalments shall attract additional penal interest @3%, making total 13.50% per annum + GST.

  • Interest rate applicable from 1 July 2025, subject to revision as per Government Orders.

LEASE & POSSESSION

  • Kiosks shall be allotted on leasehold basis for 90 years.

  • Annual lease rent: 2.5% of total premium, enhanced by 50% every 10 years, plus GST.

  • Possession shall be handed over after execution of Lease Deed and payment of 40% premium and one year lease rent in advance.

TRANSFER & MORTGAGE

  • Mortgage permission may be granted on payment of ₹5,000 + 18% GST as per prevailing policy.

  • Transfer of kiosk shall be permitted as per Authority policy, subject to clearance of dues and eligibility of transferee.

GENERAL CONDITIONS

  • YEIDA reserves the right to add, withdraw, modify or cancel any kiosk or the entire scheme without assigning any reason.

  • Authority is not bound to accept the highest bid.

  • In case of less than three bidders, the Authority may extend the bidding period as per scheme conditions.

  • Decision of YEIDA shall be final and binding.

The Yamuna Expressway Industrial Development Authority (YEIDA) has invited online applications for the allotment of industrial plots up to 8,000 square metres under its latest industrial land allotment scheme YEA/IND8000 (2025–26). The scheme covers plots located in Sector 29, Sector 32 and Sector 33 along the Yamuna Expressway.

The allotment will be done through an e-auction process after scrutiny of applications. Plots are being offered for setting up non-polluting industrial units in four categories — Toy Park, General Industry/MSMEs, Apparel Park, and Handicraft-ODOP with Furniture Manufacturing Park.

Eligible Categories

According to YEIDA, the following industries are eligible:

  • Apparel Park: Textile, garment and apparel manufacturing units as defined under the Ministry of Textiles and UP Textile Policy-2022.

  • Handicraft-ODOP with Furniture Manufacturing Park: Units registered with DC (Handicrafts), ODOP units, and furniture manufacturing industries. EPCH certificate may be required for handicraft projects.

  • General Industry / MSMEs: Micro, Small and Medium Enterprises as defined under the MSME Act, 2006.

  • Toy Park: All types of toy manufacturing units with approved project reports.

All applicants must be GST registered, and submission of GSTR-3B return for FY 2025-26 (any month) is mandatory.

Who Can Apply

Eligible entities include:

  • Proprietorship firms

  • Registered partnership firms

  • LLPs

  • Private and public limited companies

  • Trusts and societies

  • PSUs and Government/Semi-Government bodies

Consortium applications and proposed companies are not allowed. Only one application is permitted per applicant or controlling family group.

Plot Sizes and Locations

YEIDA is offering plots ranging from 300 sqm to over 7,000 sqm, including:

  • MSME plots (300–595 sqm) in Sector 32

  • Handicraft plots (451 sqm to 5,090 sqm) in Sector 29

  • Toy Park plots (around 5,000 sqm) in Sector 33

  • Apparel Park plots (around 4,990 sqm) in Sector 29

  • Large MSME plots up to 7,051 sqm in Sector 33

Reserve Rates

The reserve allotment rate for industrial plots is:

  • ₹15,670 per sqm for plots up to 4,000 sqm

  • ₹13,350 per sqm for plots between 4,000–8,000 sqm

Some plots attract Preferential Location Charges (PLC) of 5% to 10% for corner plots, wider roads, or green-belt facing locations, subject to a maximum of 15%.

Payment Terms

  • Processing Fee: ₹25,000 + GST (non-refundable)

  • Registration Amount (EMD): 10% of the total bid amount

  • Allotment Money: 40% of bid amount within 60 days

  • Remaining 60%: Payable in four half-yearly instalments with 10% annual interest

In case of default, penal interest of 13% per annum (10% + 3%) will apply.

Lease Details

Plots will be allotted on a 90-year leasehold basis.

  • Annual Lease Rent: 2.5% of bid amount + GST

  • One-Time Lease Rent Option: 27.5% of bid amount (11 times annual lease rent)

Allotment Process

After scrutiny of applications, eligible applicants will be allowed to participate in an online e-auction through YEIDA’s official portal. A minimum of three valid bidders is required for conducting an auction for a plot.
