Noida: The Noida Authority is set to give a fresh push to the city's commercial and retail activity by offering 34 kiosks through e-auction in two of Noida's major high-footfall destinations — Sector 18 and the area near Gate No. 2 of GIP Mall in Sector 38A .
The Authority has issued an Expression of Interest (EOI) inviting applications from interested parties. The kiosks will be allotted through e-auction for seven years , with the licence period extendable by another three years .
The move is expected to create new opportunities for food, retail and other businesses while adding organised commercial activity to some of Noida's busiest shopping destinations.
Of the total 34 kiosks , 19 are located near Gate No. 2 of GIP Mall in Sector 38A , while the remaining 15 kiosks are located at different points in Sector 18 market .
According to Noida Authority OSD Indu Prakash Singh , the kiosks will be allotted to individual applicants through e-auction after an earlier plan to lease all the kiosks to a single private operator failed to attract suitable bidders.
The kiosks are positioned in areas with significant pedestrian and visitor movement and are supported by facilities including seating and parking .
The 19 prefabricated kiosks in Sector 38A have already been installed. Each kiosk measures approximately 10.80 square metres .
The Authority plans to develop the location as a themed commercial and food destination , with the concept aimed at showcasing the cuisines and cultural diversity of different states.
Of the 19 kiosks:
| Category | Number of Kiosks |
|---|---|
| Food businesses | 11 |
| Non-food businesses | 8 |
| Total | 19 |
The proposed commercial zone has been developed along DSC Road , a key commercial stretch. The project also includes seating facilities and roadside parking for more than 100 vehicles .
Its location between Botanical Garden Metro Station and GIP Mall , with Sector 18 and Atta Market also nearby, is expected to provide the kiosks with access to a large customer base.
The Noida Authority has established another 15 kiosks in Sector 18 , with each kiosk measuring around 11.34 square metres .
The Sector 18 commercial area includes several additional public-facing features, including a 22 ft x 13 ft Delta Screen, six sculptures, 65 bollards and 24 seats .
The Authority has proposed the following business allocation:
| Category | Number of Kiosks |
|---|---|
| Non-food businesses | 12 |
| Food vending | 3 |
| Total | 15 |
However, the Authority can modify this ratio during the licence period with its approval.
The Sector 18 kiosks are intended to accommodate a range of retail and commercial activities.
Potential businesses include:
The successful licensee may also be permitted to operate two mobile food trucks , subject to approval from the Noida Authority.
The proposed reserve price for the Noida Authority e-auction is ₹532 per sq ft per month per kiosk .
The licence fee payable by successful bidders will increase by 10% every year during the licence period.
| Auction Detail | Information |
|---|---|
| Total kiosks | 34 |
| Sector 38A kiosks | 19 |
| Sector 18 kiosks | 15 |
| Sector 38A kiosk size | 10.80 sqm each |
| Sector 18 kiosk size | 11.34 sqm each |
| Reserve price | ₹532 per sq ft/month/kiosk |
| Initial licence period | 7 years |
| Extension | Up to 3 additional years |
| Annual licence fee increase | 10% |
The e-auction winners will not only operate the kiosks but will also be responsible for maintaining the licensed areas.
Their responsibilities are expected to include cleanliness, waste management, common-area maintenance, landscaping and other related infrastructure .
This arrangement is intended to ensure that the newly developed commercial spaces remain clean, functional and attractive for visitors.
The proposed Noida kiosk e-auction comes as the city continues to expand its organised commercial and retail infrastructure.
Both Sector 18 and Sector 38A are prominent commercial locations with established shopping, dining and transit activity. The addition of dedicated food and retail kiosks could provide small businesses and individual operators with opportunities to establish outlets in high-footfall locations.
For Noida's commercial real estate market, the project could also help diversify retail offerings while improving the overall visitor experience at these shopping hubs.
The Noida Authority commercial e-auction will offer 34 kiosks across Sector 18 and Sector 38A. The allotment will be for seven years , with a possible three-year extension.
The 19 kiosks near GIP Mall will primarily support food and non-food businesses, while the 15 Sector 18 kiosks will cater largely to retail businesses, with provisions for food vending.
The proposed reserve price of ₹532 per sq ft per month and 10% annual escalation in licence fee will be important factors for prospective bidders when assessing the commercial viability of the kiosks.
Interested applicants should check the official Noida Authority EOI/e-auction notice for the final bidding schedule, eligibility conditions, application procedure, EMD requirements, payment terms and other conditions before participating.
