Visakhapatnam: The Visakhapatnam Metropolitan Region Development Authority (VMRDA) has issued a notification inviting online bids for the sale of MIG residential plots in developed layouts across Visakhapatnam and Vizianagaram districts. The e-auction will be conducted on December 17, 2025, through the Andhra Pradesh government’s Konugolu e-procurement portal.
The notification (Rc.No.124/2025/F1), dated November 27–28, lists plots in three locations: Palavalasa (Anandapuram Mandal), Raghumanda (Denkada Mandal) and Jiyyannavalasa (Bondapalli Mandal). All plots are offered on “Official Notification” basis.
According to VMRDA, auction documents will be available on the portal from November 28, 10 am, up to December 15, 5 pm. The final date for submission of bids and EMD is December 15, while the online auction will run from 10 am to 5 pm on December 17, with automatic extensions for last-minute bids.
The Earnest Money Deposit varies by plot, depending on size and upset price. For Palavalasa, where the upset price is ₹14,500 per sq yd, EMD ranges from ₹79,527 to ₹1,12,961.
Raghumanda plots carry an upset price of ₹6,500 per sq yd, with EMD amounts between ₹29,210 and ₹45,003.
In Jiyyannavalasa, with an upset price of ₹7,500 per sq yd, EMD ranges from ₹37,235 to ₹40,688.
First-time bidders must pay a registration fee of ₹1,180, while a processing fee of ₹5,000 (non-refundable) is payable to VMRDA. Successful bidders will later incur auction charges of 0.5% of the H1 bid (capped at ₹1 lakh).
The auction will be conducted as a forward e-auction where bidding starts at the upset price, with a minimum increment of ₹100 per sq yard. The highest bidder (H1) will be declared the winner. The system will display the last ten bids during the auction.
The successful bidder must pay 10% of the bid value (after adjusting EMD) within 72 hours of receiving the H1 intimation. The remaining amount is payable in three instalments—30% each within 30, 60 and 90 days.
The auction is open to individuals, firms, companies, registered partnerships, cooperative societies, trusts and even minors represented by legal guardians. Mandatory documents include Aadhaar, PAN, GST details or declaration, bank proof, and for firms, incorporation papers and authorisation letters.
Stamp duty, registration charges, conversion and development charges will be borne by the bidder. A delay attracts 18% annual penalty, while cancellation results in forfeiture of EMD and 10% of the paid amount. If VMRDA is unable to hand over the site, the paid amount will be refunded without interest.
