UP Housing Board Offers IT Plots in Lucknow at Nearly 60% Lower Rates

The Uttar Pradesh Housing & Development Board (UPHDB) has announced a major e-auction offering prime IT plots in Lucknow’s upcoming IT City at Sector-16, Vrindavan Sub City, positioning the project as India’s next big IT hub.

The e-auction is scheduled for January 30, 2026, while the registration and token amount submission window will remain open from January 15 to January 29, 2026, officials said.

Prime IT Destination with World-Class Infrastructure

Spread across 258.42 acres, the integrated IT City boasts seamless connectivity to the airport, metro and railway network and has been recognised by NASSCOM as an emerging IT hub. The project promises 24x7 utilities, including water, power and gas, and offers freehold, encumbrance-free plots.

The area is surrounded by ready-to-move residential apartments and will feature a convention and exhibition centre with a seating capacity of 10,000, making it attractive for IT and allied industries.

Officials highlighted that the current auction reflects nearly 60% reduction in earlier reserve rates, describing it as a limited-time opportunity for investors and IT companies.

Details of IT Plots on Offer

The auction includes seven IT plots, several of them corner plots, with areas ranging from 10,861 sq m to 84,940.64 sq m. The estimated cost of properties varies from ₹49.5 crore to approximately ₹348.5 crore, depending on plot size and location. Token amounts have been fixed accordingly.

Flexible Payment & Possession Terms

Buyers can obtain easy possession on payment of just 25% of the bid value. The remaining 75% amount is payable in 10 half-yearly instalments over five years, carrying an interest rate of 11%. In case of delay, an additional 2% penal interest will be levied.

Single-Bid Clause

In case only a single bid is received for any IT plot, the bid will be kept open for 20 days. If no additional bidders come forward during the extended period, the competent authority may approve the bid. For single-bid cases, fresh registrations will be accepted from February 3 to February 23, 2026, followed by a re-auction on February 24, 2026.
