UIT Alwar Announces Mega E-Auction of Residential & Commercial Plots in April 2026

Alwar: The Urban Improvement Trust (UIT), Alwar has announced a 42 large-scale e-auction of residential and commercial plots across multiple schemes in the city. The auction will be conducted online in phases during April 2026, offering a wide range of properties in prime locations.

According to the official notification, plots are available in key schemes including Budh Vihar, Surya Nagar, Shalimar Nagar, Vijay Nagar, Ambedkar Nagar, Vaishali Nagar, Vigyan Nagar, and others. Both corner plots and regular plots are part of the offering, catering to varied buyer needs.

Auction Schedule

The e-auction will be held in multiple phases:

• April 1–2, 2026
• April 8–9, 2026
• April 15–16, 2026
• April 22–23, 2026

Each day, bidding will start at 11:00 AM and continue until 11:30 AM, as per the scheduled slot.

Key Highlights of the Auction

• Plots range from small residential units (~50 sq.m.) to large commercial parcels (~500+ sq.m.)
• Reserve prices vary depending on location, starting from around ₹3,200 per sq.m. to ₹25,900 per sq.m.
• Earnest Money Deposit (EMD) ranges from ₹34,000 to over ₹7 lakh, depending on plot size and category
• Several corner plots and premium road-facing properties are included

How to Participate

Interested bidders must follow these steps:

1. Create an SSO ID using Aadhaar, Gmail, or Facebook login
2. Log in at the Rajasthan SSO portal and subscribe to E-Auction services
3. Select the desired property and complete required formalities
4. Create a Refund Account by uploading bank details (passbook/cancelled cheque)
5. Deposit EMD via NEFT/RTGS, Net Banking, or Credit Card

Approval of the refund account may take 1 to 6 hours, after which bidders can proceed with payment.

Important Deadlines

• Registration, EMD payment, and document upload must be completed by March 24, 2026 (5:00 PM)
• Bidding will be conducted strictly online as per the schedule

Payment Terms

• 15% of the bid amount must be deposited within 3 working days
• 35% within 120 days
• Remaining 50% within 180 days

Failure to comply will result in cancellation of allotment and forfeiture of EMD.

Additional Benefits & Rules

• A 2% discount is offered if full payment is made within 15 days
• Properties are sold on an “as-is-where-is” basis
• No responsibility will be taken by UIT for land leveling or clearance
• Registration and lease deed charges must be borne by the buyer
• TDS at 1% is applicable for properties valued above ₹50 lakh

• All construction must follow approved building regulations
• Violation of terms can lead to cancellation and forfeiture without compensation
