The Tirupati Urban Development Authority (TUDA) has launched the 13th phase of its e-auction for residential plots at Padmavathi Nagar Layout, Surappakasam village, located on the highway between Tiruchanur and Renigunta. The auction process, which began today, will continue until September 17, 2025.
According to TUDA Secretary N.V. Sreekanth Babu, out of the 985 developed plots spread across 145 acres, 277 plots remain vacant and are being offered in this auction phase. The process is being supervised at the TUDA office in the presence of Land Acquisition Officer S. Sujana and ICICI Bank representative Praveen.
Notification Date: August 25, 2025
Registration: Open from August 28, 2025, with a non-refundable fee of ₹1,000 through www.tudaap.in
Auction Dates: September 4 – 17, 2025 (plots scheduled daily between 10 AM–2 PM and 2 PM–5 PM)
Types of Plots:
LIG (Low-Income Group) – avg. 160 sq. yards
MIG (Middle-Income Group) – avg. 267 sq. yards
HIG (High-Income Group) – avg. 360 sq. yards

Upset Price: ₹14,000 per sq. yard (₹4.16 crore per acre for amenities/commercial)
Minimum Bid Increment: ₹100 per sq. yard (₹1,00,000 per acre)
EMD (Earnest Money Deposit):
LIG – ₹50,000
MIG – ₹1,00,000
HIG/Premium – ₹2,00,000
Amenities – ₹8,00,000
First Instalment: 33% of plot cost (25% for amenities) within 7–15 days of finalizing H1 bidder.
Balance Payment:
Plots – Remaining amount within 45 days after adjusting EMD.
Amenities – 40% within 40 days, remaining 35% within 90 days.
Mr. Sreekanth Babu said that the revenue generated from the auction will be utilised for developing and upgrading basic infrastructure facilities across Tirupati city. He urged prospective buyers to make use of the transparent online bidding system and secure their plots.
