Chennai: The Tamil Nadu Industrial Development Corporation Ltd (TIDCO) has announced an e-tender cum e-auction for a prime hotel plot in Nandambakkam, located within the upcoming Fintech City. The plot, earmarked for the development of a 4 or 5-star hotel, is expected to attract major hospitality players due to its strategic location and government-backed clear land title.
Spread across 2.38 acres (9,632 sq m), the parcel of land is being offered on a 99-year lease, making it one of the rare long-term development opportunities near the city's prime business corridors.
According to TIDCO, this is the only plot with direct access to the Chennai Trade Centre (CTC)-a key advantage for developers aiming to tap into the MICE (Meetings, Incentives, Conferences & Exhibitions) tourism segment.
The site is also in close proximity to several major IT and business hubs located along the Mount Poonamallee Road Corridor, further enhancing its commercial potential. Officials also highlight that there is no existing 4 or 5-star hotel within walking distance of the CTC, presenting a significant market gap.
TIDCO has announced relaxations in development regulations, including provisions related to plot coverage, setback and parking norms-an incentive expected to encourage competitive bidding.
