Swami Vihar Scheme, Lucknow — New Township Project by UP Housing & Development Board

The Uttar Pradesh Housing and Development Board (UPAVP), Lucknow, is developing a new township on Sultanpur Road named Swami Vihar Yojana. Initially, the project was called New Jool Road Township, but the government later renamed it Swami Vihar Yojana.

Expected Launch Date

This much-awaited housing project is likely to be launched in the first week of November 2025. According to UPAVP Secretary Neeraj Shukla, preparations are almost complete, and the board aims to officially launch it on November 1, 2025.

Key Highlights

  • The township is being developed over 200 acres of land.

  • In the first phase, 2,000 residential plots will be developed and opened for registration.

  • Land has been acquired from farmers through the land pooling method.

  • The estimated plot price range is ₹2,200 to ₹2,700 per sq. ft.

Villages Covered Under the Scheme

Land for this project has been pooled from the following villages:
Chandsarai, Kasimpur, Birhawa, Habpur, Muazzam Nagar, Sathwara, Siddhpura, Bhatwara, Pahad Nagar Tikriya, Kabirpur, Magwa, and Beli.

Benefits to Farmers

According to Deputy Housing Commissioner Chandan Patel, farmers have been allotted developed plots ranging from 112 sq. m. to 300 sq. m.
A total of 1,247 developed plots have already been handed over to the farmers whose land was acquired.

The current circle rate of land in the area is ₹34–40 lakh per bigha, while the developed plots’ market value could reach ₹1.5–1.75 crore per bigha — providing farmers 4 to 5 times higher returns.

Township Layout and Features

The township will be divided into eight sectors, named as follows:
Sankalp, Sanket, Samgyan, Sanchit, Sambhav, Saadh, Sambit, and Sadeep.

Each sector will include:

  • Residential, commercial, and educational plots

  • Lakes, ponds, and a central park

  • A modern convention center

Plot Sizes and Allotment

For the general public, plots ranging from 30 sq. m. to 300 sq. m. will be available.
The allotment will be done through a lottery system.
