OSHB Opens Booking for 2BHK Flats in Subhadra Enclave, Bhubaneswar — Affordable Housing Nears Completion

The Odisha State Housing Board (OSHB) has invited applications for the allotment of 40 MIG (2BHK) flats in its upcoming residential project Subhadra Enclave at Dumuduma PH-III, Bhubaneswar. The self-financed apartment complex, registered under ORERA (RP/19/2021/00602), is in the final stages of construction and is positioned as a budget-friendly option in a prime urban location.

Prime location with modern amenities

Located in Dumuduma Phase-III, the project promises excellent connectivity to major landmarks across Bhubaneswar. OSHB said the development focuses on quality construction, essential amenities, and comfortable living, catering specifically to middle-income homebuyers.

Flat category and pricing

The current round of allotment includes only MIG 2BHK units with the following specifications:

  • Super built-up area: 1030 sq ft

  • Sale price: ₹66,20,000

  • Earnest Money Deposit (EMD): ₹6,62,000

The authority has clarified that GST will be payable extra on the sale price, and the total cost includes land, construction, infrastructure, campus amenities, parking, and external development charges.

Price provisional, agreement mandatory

OSHB has stated that the quoted price is provisional and may be revised based on actual project costs. Any variation will either be collected additionally from allottees or refunded where applicable. Buyers will be required to execute an agreement for sale under Rule 10(6) of OSHB Allotment Regulations, 2018.
