Rajkot PM Awas Yojana 2026: RMC To Build 2,679 Affordable Houses, 1BHK Flats Likely From ₹7 Lakh

In a major relief for thousands of economically weaker and middle-class families, the Rajkot Municipal Corporation has announced the construction of 2,679 new affordable houses under the Pradhan Mantri Awas Yojana (PMAY) in the western zone of Rajkot.

The civic body has already floated tenders for the ambitious housing project, which is expected to significantly improve affordable housing availability in the city. Officials said the project has been planned to provide modern residential facilities at subsidised rates for eligible beneficiaries.

Project Cost and Housing Prices

According to City Engineer Paresh Adhia, the total estimated cost of the housing project is around ₹348.75 crore. The scheme aims to help lower-income families realise their dream of owning a home in Rajkot.

Under the project:

  • 1-BHK flats are expected to cost around ₹7 lakh
  • 2-BHK flats are likely to be priced at nearly ₹9 lakh

The affordable pricing has been made possible through substantial government subsidies under PMAY.

Income Eligibility and Government Subsidy

The government has fixed income-based eligibility criteria to ensure the benefits reach genuinely needy families.

EWS-1 Category

  • Flat Size: 30 square metres
  • Configuration: 1-BHK
  • Annual Family Income Limit: Up to ₹3 lakh

EWS-2 Category

  • Flat Size: 40 square metres
  • Configuration: 2-BHK
  • Annual Family Income Limit: Up to ₹5.5 lakh

Eligible beneficiaries will receive:

  • ₹1.5 lakh subsidy from the Central Government
  • ₹2.5 lakh subsidy from the Gujarat Government

After the subsidy adjustment, beneficiaries will need to pay approximately:

  • ₹7 lakh for 1-BHK units
  • ₹9 lakh for 2-BHK units

Where Will the New Houses Be Built?

The Gujarat government has reportedly given a target of 30,000 houses, and the first phase approval includes the construction of 2,679 housing units in prime western areas of Rajkot.

Proposed Housing Locations

  • 875 houses on Mawadi-Kankot Road
  • 576 houses near Kataria Chowk on Second Ring Road
  • 108 houses behind Cosmoplex Cinema
  • 320 houses behind Genius School on Kalavad Road (Ambedkar Hostel Road)
  • 216 houses in the Munjka area
  • 248 houses near Jetco Chowk

Officials believe these strategically selected locations will offer better connectivity and access to urban facilities for residents.

Facilities Planned in the Housing Project

The Rajkot Municipal Corporation has planned several modern civic amenities within the residential complexes.

Key Facilities Include:

  • Internal roads
  • Drainage system
  • Water supply
  • Parking facilities
  • Commercial shops
  • RCC tile fittings
  • Balcony and washing area

Each flat will include:

  • One or two bedrooms
  • Living room
  • Kitchen
  • Bathroom and toilet

The project will feature 9 to 14-storey residential towers with ground-floor parking arrangements.
