Tirupati: RLDA invites bids to lease 36,640 sqm vertical air space above station building

TIRUPATI: The Rail Land Development Authority (RLDA) has floated an e-tender inviting bids for leasing 36,640 sq m of vertical air space above the newly developed South Side Building of Tirupati Railway Station. The project, offered on a 60-year revenue-share model, aims to develop commercial, retail and hospitality infrastructure in one of India's busiest pilgrimage hubs.

The lease comes with a minimum revenue share of 7.5% and a reserve price (NPV) of ₹26.95 crore. The air space spans the 4th to 13th floors of the architecturally planned 14-floor structure. Officials said the location offers strong commercial potential, given its proximity to Tirumala (23 km), Srikalahasti (39 km), the city bus stand (1 km), and the airport (18 km).

RLDA will hold a pre-bid meeting on December 3 at Hotel Fortune Select Grand Ridge, while the last date for online submission is December 30. PROJECT DETAILS

It is located 23 km from Tirumala Temple and 39 km from Srikalahasti Temple, making it ideal for capturing pilgrim traffic. The Tirupati city bus stand is just 1 km away, while the airport is 18 km from the location. Renigunta Railway Station, an alternate terminal for Tirupati-bound passengers, is 10 km away. The site is also connected via a 24-meter wide master plan road, ensuring smooth access from major arterial routes.
