Pune MHADA Lottery to Launch 3,000-Home Lottery in Pune This March

In a major boost for affordable housing in Maharashtra, the Maharashtra Housing and Area Development Authority (MHADA) has announced that the MHADA Pune Board will roll out a fresh lottery for approximately 3,000 affordable homes in March 2026. The announcement follows the successful completion of the recent Pune-region draw, which saw record-breaking participation and reaffirmed strong demand for budget housing across Pune and nearby districts.

Record Response to Previous MHADA Lottery

Earlier this month, MHADA conducted a fully computerized lottery for over 4,180 housing units across Pune, Pimpri-Chinchwad, Solapur, Kolhapur, and Sangli. The response was unprecedented, with more than 2.15 lakh applications received. Officials stated that the transparent digital draw system has significantly strengthened public trust and contributed to the overwhelming participation.

Key Highlights of the March 2026 Lottery

The upcoming lottery will include approximately 3,000 residential and select commercial units. The allocation will be conducted through a computerized draw system under MHADA’s IHLMS 2.0 online platform. Certain units may also be offered under a First-Come, First-Served model through the official “Book My Home” portal, depending on availability.

Project Locations Included in the Draw

The March 2026 lottery is expected to include housing units from multiple ongoing and new projects across the Pune region.

Shirur will include around 574 residential flats currently under development.
Kharbwadi will feature approximately 194 commercial units nearing completion.
Tathawade Phase 1 has been completed, while Phase 2 is nearly 80 percent complete, with around 750 residential and non-residential units.
New projects are also progressing in Mhalunge, Baramati, Purandar, and Solapur.

Some units under the 20 percent Inclusive Housing Scheme are also likely to be part of the draw.

What Is the 20 Percent Inclusive Housing Scheme?

Under Maharashtra’s housing policy, private developers are required to reserve 20 percent of units in certain projects for affordable housing categories. These units are allocated through MHADA at regulated rates. Unsold units under this scheme are typically offered on a First-Come, First-Served basis through MHADA’s official online portal.

Expected Eligibility Criteria

While the final eligibility guidelines for 2026 will be announced officially before the application window opens, previous MHADA schemes indicate that applicants must be at least 18 years old, domiciled in Maharashtra, and should not own a pucca house in the state under applicable categories. Income-based classification will determine eligibility under EWS, LIG, MIG, and HIG segments.

Expected Income Slabs

Based on previous schemes, the indicative annual income limits may include:
EWS – Up to ₹6 lakh
LIG – ₹6 lakh to ₹9 lakh
MIG – ₹9 lakh to ₹12 lakh
HIG – Above ₹12 lakh

The official income criteria for the 2026 lottery will be notified prior to application commencement.

Expected Price Range in Pune

Although official prices are yet to be released, previous MHADA Pune Board lotteries indicate that EWS units may start from approximately ₹15–25 lakh, LIG units from ₹25–40 lakh, and MIG units from ₹40–75 lakh, depending on location and carpet area. These prices are generally lower than prevailing private market rates in Pune and Pimpri-Chinchwad.

Fully Digital Application and Allotment Process

The entire lottery process will be conducted online through the IHLMS 2.0 system. Applications must be submitted digitally, and successful applicants will need to confirm acceptance within the specified timeline. Documentation and sale deed procedures will also be processed electronically, minimizing delays and eliminating manual intervention.

Action Against Overcharging Developers

MHADA has taken serious note of complaints regarding private developers allegedly charging excess amounts under the 20 percent housing scheme. Authorities have conducted mediations and issued directions to cancel inflated charges where necessary. Lottery winners are entitled to 50 percent parking allocation, reinforcing consumer protection measures.

Land Recovery for Future Housing Development

Following the removal of encroachments in the Chandnagar–Khardi area, land parcels have been restored under MHADA’s control. These reclaimed lands are expected to be utilized for future affordable housing projects in the Pune region.

MHADA Pune’s Affordable Housing Track Record

Over the past two and a half years, the MHADA Pune Board has reportedly made nearly 25,000 affordable homes available. The March 2026 lottery will mark the seventh draw during this period, demonstrating consistent housing supply and strong execution capability.

Mumbai to Receive 5,000 Additional Homes

Alongside Pune, MHADA is preparing to release around 5,000 affordable homes in Mumbai within the next two to three months. Nearly half of these units are expected to be located in Goregaon. Additionally, 120 flats are currently being offered in Mumbai on a First-Come, First-Served basis. Prices in Mumbai range from approximately ₹38 lakh for affordable units to over ₹8 crore for premium apartments in South Mumbai.

When Will Applications Open?

The MHADA Pune Board is expected to soon announce the official application start and end dates, category-wise distribution, final income criteria, and lottery draw date. All updates will be published on MHADA’s official website. Given the record participation in previous draws, high demand is expected once applications open.

The Pune division of the Maharashtra Housing and Area Development Authority (MHADA) will declare the results of its long-awaited housing lottery on Tuesday, February 10, 2026. The computerised draw will begin at 12 noon and will cover 4,186 flats offered across Pune and nearby districts under various affordable housing schemes.

MHADA Pune Lottery 2025 winners list: When Will Results Be Out?
The lottery results will be declared shortly after the draw ends. Winners will receive SMS notifications on their registered mobile numbers. Additionally, the official winners' list and waiting list will be published after 6:00 PM today on the official website: housing.mhada.gov.in.
