Prayagraj: The Prayagraj Development Authority (PDA) is planning a new residential project, Tulsi Vihar housing scheme , on a large parcel of PDA-owned land in the Kareli-Karelabagh area that has reportedly remained under illegal occupation for decades.
The proposed PDA housing scheme in Prayagraj is expected to transform the reclaimed land into a planned residential development with housing units, roads, parks, green areas and essential civic facilities .
The project is also likely to be accompanied by a prominent Tulsi Chowk on the adjoining road. According to PDA officials, the proposed development aims to revive the area's historical association with the name Tulsipur , which gradually faded as the city expanded.
The development proposal follows a survey ordered by PDA vice-chairman Rishi Raj to verify the authority's land records and the actual status of the property.
Officials conducted a ground survey and subsequently checked revenue records. The verification reportedly found that a substantial portion of the PDA land in Kareli was under illegal occupation and unauthorised construction.
The authority is now preparing to take steps to remove encroachments before starting development work on the site.
Once cleared, the land is proposed to be developed as Tulsi Vihar , with residential properties supported by planned infrastructure and civic amenities.
The proposed housing project is not only aimed at creating new residential infrastructure but also at reviving the area's historical identity.
Rishi Raj said the identified land falls in an area that was historically known as Tulsipur . The name gradually disappeared from common usage with the expansion and urbanisation of Prayagraj.
The proposed Tulsi Chowk and Tulsi Vihar housing project are expected to bring the historical name back into prominence.
The Tulsi Vihar project is expected to form part of the PDA's wider development programme for Prayagraj.
The authority is also working on plans involving the proposed Aerocity near Prayagraj airport and Padamlok in Kasari-Masari .
These projects are part of PDA's broader efforts to expand planned residential and urban infrastructure in different parts of the city.
Separately, the Prayagraj Development Authority is preparing a new housing scheme during Navratri for the sale of more than 400 vacant flats across its residential projects.
The proposed flat sale scheme will offer buyers benefits of up to 18% on the flat cost through a combination of interest relief and an additional discount for early payment.
PDA is already providing up to 12% relief on interest charged on flat prices . Buyers who deposit the entire flat cost within 45 days of allotment will reportedly receive an additional 6% discount .
This could take the total financial benefit available to eligible buyers to 18% .
Unlike the earlier lottery-based system, PDA plans to offer the vacant flats on a first-come, first-served (FCFS) basis .
The proposed system will also allow an applicant to purchase more than one flat , subject to the applicable scheme conditions.
PDA is developing an online portal for the upcoming flat sale scheme. Applicants will reportedly need to deposit 10% of the total flat cost within three days of applying .
If the required payment is not completed within the stipulated period, the allotment will be automatically cancelled .
The final availability of flats, prices, application dates, eligibility conditions, payment schedule and other terms will need to be checked against the official PDA notification and online portal once the scheme is formally launched.
