OSHB Plans 6,877 New Housing Units Across Odisha; Four Major Residential Projects Set for 2026-27

Bhubaneswar: In a major push towards expanding affordable and inclusive housing infrastructure, the Odisha State Housing Board (OSHB) has unveiled plans to develop 6,877 residential units through four large-scale housing projects during the financial year 2026-27.

The proposed developments, spread across Bhubaneswar and Rourkela, are expected to cater to families belonging to Economically Weaker Sections (EWS), Lower Income Groups (LIG), Middle Income Groups (MIG), and High Income Groups (HIG), while significantly strengthening the state's urban housing ecosystem.

The projects were reviewed during a high-level meeting chaired by Housing and Urban Development Department Additional Chief Secretary Usha Padhee, who directed officials to prepare a time-bound roadmap for statewide housing expansion with a clear focus on land identification, project execution models, and beneficiary targeting.

Padhee emphasized that social and affordable housing must remain at the core of future development plans to address the growing housing demand among urban lower-income and economically weaker families.

Suango PPP Project to Be the Largest Housing Development

The largest among the proposed projects is the Suango Public-Private Partnership (PPP) Housing Project, located near AIIMS Bhubaneswar.

Spread across 12.9 acres, the project is planned to deliver 2,867 dwelling units, including 1,034 affordable housing units. The housing board expects the project to generate a minimum revenue of Rs 210 crore, making it one of the most significant residential developments in the state.

Patrapada and Ranasinghpur Projects to Add Nearly 3,800 Homes

Another key development is the Patrapada Housing Project, which will be executed through the e-bidding model over 11.5 acres of land.

The project is expected to create 2,510 dwelling units, including 820 affordable housing units, further expanding housing opportunities in the Bhubaneswar urban region.

Meanwhile, the Ranasinghpur EPC Housing Project, planned over 5.78 acres, will involve an estimated investment of Rs 397 crore and provide 1,262 housing units.

Rourkela to Get New MIG and HIG Apartments

Outside the state capital, OSHB has proposed the Basanti Colony Joint Venture Residential Apartment Project in Rourkela.

The project will add 238 apartments targeted at Middle Income Group (MIG) and High Income Group (HIG) homebuyers, supporting the growing demand for quality urban housing in western Odisha.

OSHB Seeks More Land for Affordable Housing Expansion

During the review, officials discussed the requirement of additional government land for future affordable housing developments. The housing board has reportedly sought the allocation of suitable land parcels from district administrations to support upcoming projects.

The meeting also examined key implementation issues including freehold conversion, encroachment removal, statutory approvals, road connectivity, and external infrastructure support to ensure faster project execution.

Over 32,000 Housing Units Already Developed Across Odisha

According to OSHB Managing Director Gangadhar Nayak, the housing board has so far developed 32,343 housing units, plots, and commercial spaces across 21 districts of Odisha.

Notably, more than 20,000 units have been developed in Khurda district, making it the largest beneficiary district under the board's housing initiatives.

Five Ongoing Projects Worth Rs 517 Crore Under Implementation

The review meeting also highlighted five ongoing residential projects involving a cumulative investment of over Rs 517 crore and comprising 1,484 housing units.

Among them, Kharavela Enclave at Jagamara, Bhubaneswar, developed at a cost of Rs 62.51 crore, has reached the handover stage. The project includes 104 HIG apartments, with 30 units already handed over to allottees.

The Vasudev Vihar Plotted Development Scheme at Andharua, developed at an investment of Rs 27.27 crore, will provide 206 residential plots, with possession expected to begin in July 2026.

Another major development, the Gadakana Housing Project, is being built at a cost of Rs 189.29 crore and will offer 363 dwelling units along with commercial spaces. The project is expected to be launched in July 2026 after obtaining all statutory approvals and registration with the Odisha Real Estate Regulatory Authority (ORERA).

With nearly 6,877 new housing units in the pipeline and several ongoing projects nearing completion, OSHB is positioning itself for one of its largest housing expansion drives in recent years, aiming to improve housing accessibility and affordability across Odisha.
