NMC to Auction 149 Properties Over ₹3 Crore in Unpaid Taxes

Nagpur | October 12, 2025 The Nagpur Municipal Corporation (NMC) has intensified its drive to recover long-pending property tax dues, identifying 149 properties for auction to collect ₹3.29 crore in unpaid taxes.

According to NMC officials, the civic body has already recovered ₹95.3 crore through property tax warrants this year. However, total arrears in Nagpur have soared to over ₹938.7 crore, prompting the municipal administration to initiate aggressive recovery measures under the Maharashtra Municipal Corporation Taxation Rules.

Up to September 2025, the Property Tax and Assessment Department issued 10,042 warrants covering dues worth ₹95.31 crore. Of these, 9,659 warrants amounting to ₹91.96 crore were successfully served, while 383 warrants worth ₹3.36 crore remain pending execution.

Following these efforts, NMC managed to recover ₹32.44 crore from 4,581 property owners. Yet, dues worth ₹59.51 crore from 5,078 cases are still under various stages of recovery. In addition, 231 properties have been attached to recover ₹2.47 crore, with focus now shifting to auctioning attached assets under Rule 47(3) to speed up the process.

Among the identified zones, Mangalwari leads with 67 properties worth ₹1.39 crore marked for auction, followed by Lakadganj (29 properties / ₹54.45 lakh), Satranjipura (26 / ₹13.63 lakh), Dhantoli (20 / ₹42.49 lakh), and Nehru Nagar (7 / ₹79.33 lakh).

Zones like Laxmi Nagar, Dharampeth, Hanuman Nagar, Gandhibagh, and Ashi Nagar currently have no auctionable properties, as most recoveries there are either completed or under appeal.

Public auctions have already begun from the Lakadganj zone, where five properties were recently auctioned. Officials said the drive will soon intensify, particularly against large commercial and institutional defaulters.

"The auction process will be closely monitored to ensure transparency and maximize recovery before the financial year ends," an NMC official stated.

Authorities noted that improved recovery could significantly enhance funding for critical civic projects such as the Nag River Pollution Abatement Project and other infrastructure works. With sustained enforcement and stricter compliance measures, the NMC aims to bridge the widening gap between arrears and revenue collection while strengthening overall fiscal discipline across the city.

In a strong move to tackle long-standing property tax evasion, the Nagpur Municipal Corporation (NMC) has seized 12 properties in the Lakadganj zone, including one linked to the Nagpur Improvement Trust, and is preparing to auction them publicly.

These properties, located in areas like Pardi, Chikhli Devasthan, and other parts of Nagpur, were attached following unpaid property tax dues totaling ₹48.34 lakh. Despite repeated reminders, the defaulters failed to respond, prompting the civic body to take strict recovery action.

According to Vijay Thul, Assistant Commissioner of the Lakadganj zone, the owners were provided ample opportunities to clear their dues. However, persistent non-compliance led to the final decision of seizure and auction.

Among the top defaulters are:

  • Nagpur Improvement Trust,

  • Hindustan Vidya Mandal,

  • AS Viradi Engineering Works - each owing approximately ₹6.18 lakh,

  • A group of four Malu brothers - owing ₹5.36 lakh,

  • A jointly-owned property under Gangaram Khungar's name - with the highest due of ₹9.75 lakh.

The NMC has set July 31, 2025, as the final deadline for all these owners to pay their dues. Failing to do so will trigger a public auction, as per Section 45 of Rule 4(1), Chapter 8, Schedule D of the Maharashtra Municipal Corporations Act, 1949.

The total payable amount includes warrant fees, enforcement charges, and public notice costs, pushing the total recovery figure to ₹48,34,186.

This recovery drive was led by Tax Superintendent Roshan Ahire, with support from inspectors Bhushan Motghare, Manish Taywade, Lalappa Khan, and Raj Samratwar, all operating under the guidance of Deputy Municipal Commissioner Milind Meshram.

The NMC has also issued a warning to other property owners in the region to clear their outstanding taxes before the deadline to avoid similar consequences. This action forms part of the city's broader strategy to rein in tax defaulters and boost revenue collections amidst rising demand for civic services.

By taking this aggressive stance, the NMC has made it clear that there will be zero tolerance for chronic tax evasion going forward.
