New Township Project Approved in Varanasi Along Prayagraj Highway

In a major boost to planned urban development, the Uttar Pradesh government has approved a new township project in Varanasi, the parliamentary constituency of Prime Minister Narendra Modi and one of the state’s most important religious cities. The Uttar Pradesh Awas Evam Vikas Parishad (UPAVP) has issued an official notification for the project.

The proposed township, known as the Tonsi Township Project, will be developed over 469 hectares along the Varanasi–Prayagraj Highway. The project aims to provide a well-planned residential ecosystem for people looking to build their own homes in the city.

Land to Be Acquired from 10 Villages

For the development of the township, land will be acquired from 10 villages, which have already been identified. Some of the key villages included in the project are:

  • Nibiya

  • Faridpur

  • Hansapur

  • Nakain

  • Rampur

  • Mirapur

  • Kadipur

  • Misirpur

The names of two villages are yet to be officially disclosed and are expected to be announced in the coming days.

Sixth Residential Township for Varanasi

With this approval, the Tonsi project will become Varanasi’s sixth residential township. Several other township projects are already underway in the district, including:

  • Kashidwar Scheme in Pindra

  • World City at Expo Ganjari

  • Sports City at Kallipur

  • Hi-Tech Township and Mukhyamantri Township Scheme at Sandaha

Land registration processes for these earlier projects have already begun.

Dubai-Style Hi-Tech Development

According to officials, the new township will be developed on Dubai-style planning principles, featuring modern infrastructure and advanced urban facilities. Local builders and officials from the development authority have reportedly visited Dubai to study international models for township development.

The project will include essential civic amenities such as:

  • Schools and colleges

  • Hospitals

  • Parks and green spaces

  • Planned road networks and residential plots

Focus on Planned Colonies

For several years, no major residential schemes were launched by UPAVP or the Varanasi Development Authority, which led to the rise of unplanned private colonies across the city. The government’s current focus is to curb this trend and promote planned, regulated residential development.

Temporary Ban on Land Registration

Due to the proposed land acquisition, sale and registration of land have been temporarily suspended in the identified 10 villages located on the northern side of the Varanasi–Prayagraj Highway. The registration process will resume at a later stage as per official guidelines.

High Demand for Plots in Varanasi

Officials noted that demand for residential plots in Varanasi is currently very high, with buyers seeking safe and legally approved locations. The new township projects are expected to meet this growing demand and offer secure investment options.
