Supreme Court–monitored Amrapali housing projects to be auctioned by NBCC

Noida: The National Buildings Construction Corporation (NBCC) will conduct a bulk e-auction of residential inventory across four Amrapali Group housing projects in Noida and Greater Noida West later this month, officials said. The auction is being carried out under the supervision of the Hon’ble Supreme Court through the office of the court-appointed receiver.

According to the auction notice, the projects—being developed under the ASPIRE brand—include Aspire Silicon City in Sector 76, Noida, and Aspire Leisure Park, Aspire Leisure Valley, and Aspire Centurian Park in Techzone-IV, Greater Noida (West). All projects comprise spacious 3BHK and 4BHK apartments equipped with modern amenities.

The e-auction process will be executed by NBCC (India) Limited, a Navratna central public sector enterprise entrusted by the Supreme Court with completing stalled Amrapali housing projects.

Officials said the sale is intended as a bulk inventory auction, primarily aimed at institutional investors, developers and large buyers. A total of seven packages will be offered, with individual package values ranging from ₹485 crore to ₹1,045 crore.

The earnest money deposit (EMD) for participation has been fixed between ₹9.70 crore and ₹20.90 crore, depending on the package selected. The last date for submission of EMD is December 27, 2025, while the online e-auction is scheduled for December 29, 2025.

Aspire Silicon City is located near Spectrum Mall in Noida, with connectivity to the Aqua Line Metro at Sector 50, while the Greater Noida West projects are situated close to D-Mart and offer road connectivity to Anand Vihar ISBT and the railway station within 30–35 minutes, the notice said.

Interested bidders can access detailed auction documents through the official websites of NBCC and the Amrapali court receiver, or by scanning the QR code provided in the notice.

Officials added that the auction forms part of ongoing efforts to monetise unsold inventory and fund the completion of long-pending housing projects under the Supreme Court’s monitoring.

  • Taxes: GST and other statutory charges payable extra

Payment Schedule

  • At Application: 1% of Basic Value (EMD)

  • Within 15 days of Auction: 5% of bid price × Super BUA (less EMD)

  • Within 30 days: Further 5% of bid price

  • Linked Installments: 10%–20% at construction milestones (foundation, slab, finishing)

  • At Possession: 10% + IFMS + maintenance charges

Eligibility

Applicants must be legally competent under Indian law. Eligible entities include individuals, companies, partnerships, trusts, societies, government departments, and PSUs. Necessary documents such as PAN, Aadhaar, incorporation certificates, MoA/AoA (if applicable), and authorization letters must be submitted along with the application.

Terms & Conditions

  • Units will be allotted only if the final bid price is equal to or above the reserve price.

  • Allottees must sign the Agreement to Sale within the stipulated period.

  • Possession will be handed over within 24 months, subject to approvals and force majeure.

  • In case of default in payment, EMD and/or part payments may be forfeited.

  • NBCC/SVPMC reserves the right to reject bids or withdraw units without assigning reasons.

How to Participate

Interested buyers must register on the RailTel e-auction portal, pay the registration and processing fees, and deposit the EMD before the deadline. Only registered bidders with valid DSC (Digital Signature Certificate – Class 3) will be eligible to participate.
