The Honble Supreme Court monitored housing projects of Aspire Group executed by NBCC India Limited have been opened for bulk sale through e auction under the supervision of the Ld Court Receiver. The move aims to liquidate unsold residential inventory in major housing projects located in Noida and Greater Noida in Uttar Pradesh providing an opportunity for bulk buyers developers investors and institutional purchasers to acquire premium residential assets at competitive prices.
According to the official notification issued by NBCC India Limited a Navratna CPSE the e auction will cover unsold 3BHK and 4BHK residential apartments across four major Aspire Group projects namely Aspire Leisure Valley Aspire Silicon City Aspire Centurian Park and Aspire Leisure Park. These projects are located in Techzone IV Greater Noida West and Sector 76 Noida and offer modern residential infrastructure along with access to key urban amenities and transport connectivity.
Aspire Leisure Valley located in Techzone IV Greater Noida West offers spacious 3BHK and 4BHK apartments with modern amenities. The project enjoys proximity to D Mart and provides road connectivity to Anand Vihar ISBT and Railway Station within approximately thirty five minutes. Aspire Silicon City situated in Phase IV Sector 76 Noida comprises premium residential towers offering 3BHK and 4BHK units. Real estate market experts said the bulk sale of Aspire Group inventory by NBCC is likely to create renewed interest in the Noida and Greater Noida housing market and could improve liquidity for stalled and legacy housing projects in the NCR region.

Supreme Court–monitored Amrapali housing projects to be auctioned by NBCC
Noida: The National Buildings Construction Corporation (NBCC) will conduct a bulk e-auction of residential inventory across four Amrapali Group housing projects in Noida and Greater Noida West later this month, officials said. The auction is being carried out under the supervision of the Hon’ble Supreme Court through the office of the court-appointed receiver.
According to the auction notice, the projects—being developed under the ASPIRE brand—include Aspire Silicon City in Sector 76, Noida, and Aspire Leisure Park, Aspire Leisure Valley, and Aspire Centurian Park in Techzone-IV, Greater Noida (West). All projects comprise spacious 3BHK and 4BHK apartments equipped with modern amenities.
The e-auction process will be executed by NBCC (India) Limited, a Navratna central public sector enterprise entrusted by the Supreme Court with completing stalled Amrapali housing projects.
Officials said the sale is intended as a bulk inventory auction, primarily aimed at institutional investors, developers and large buyers. A total of seven packages will be offered, with individual package values ranging from ₹485 crore to ₹1,045 crore.
The earnest money deposit (EMD) for participation has been fixed between ₹9.70 crore and ₹20.90 crore, depending on the package selected. The last date for submission of EMD is December 27, 2025, while the online e-auction is scheduled for December 29, 2025.
Aspire Silicon City is located near Spectrum Mall in Noida, with connectivity to the Aqua Line Metro at Sector 50, while the Greater Noida West projects are situated close to D-Mart and offer road connectivity to Anand Vihar ISBT and the railway station within 30–35 minutes, the notice said.

Officials added that the auction forms part of ongoing efforts to monetise unsold inventory and fund the completion of long-pending housing projects under the Supreme Court’s monitoring.
